Neighbouring departments frame this level, with €250,600 in Seine-et-Marne and €284,600 in Essonne, up 2.3% and 3.5% since 2020. A house on the Plateau Briard or the Marne riverside sells above that, as it belongs to the urban market. A property combining a main house and gîtes is closer to the region's large homes: eight sales in ten between €601,200 and €2,988,300 over 2021-2025.
The north-east, from Vincennes to Nogent-sur-Marne, Le Perreux-sur-Marne and Bry-sur-Marne, combines period villas, the Bois de Vincennes and riverside walks: the area visitors like most. The Seine valley, from Ivry-sur-Seine to Choisy-le-Roi and Villeneuve-Saint-Georges, is more urban and lives off Orly and Rungis. The centre, around Créteil and the Marne loops of Saint-Maur-des-Fossés, is residential. The south-east, from Boissy-Saint-Léger to Villecresnes, Mandres-les-Roses and Santeny, feels almost rural, with the Notre-Dame forest and farms. The A4, A6 and A86 motorways, RER lines A, C and D, the metro and Orly airport provide access, with high-speed stations at Marne-la-Vallée and Massy nearby.
The Seine-Marne confluence and the Yerres valley at Villeneuve-Saint-Georges make several towns flood-prone; there are old underground quarries in the north-west, and shrink-swell clay affects the plateau.
