With no rural communes here, the DVF figures above describe the Île-de-France countryside, not the urban house market of the 93. They still help anyone weighing the inner against the outer ring. Over 2020-2025, tourist inland communes show a median of €250,000, below peri-urban countryside at €289,000, which fell by 5.6% between 2021 and 2025. At the top end, a multi-unit property compares with the region's large homes, at an indicative 2025 median of €1,445,000. In Seine-Saint-Denis, you are paying for the building and its location, not for space.
In the west, the Plaine Saint-Denis, Saint-Ouen, Aubervilliers and L'Île-Saint-Denis were reshaped by the Paris 2024 Olympic and Paralympic Games: demand follows major events, trade fairs and business trips. The centre, from Pantin to Bobigny, runs along the Ourcq canal, popular with cyclists. Montreuil, Bagnolet and Les Lilas extend eastern Paris with townhouses and old workshops. Further east, the Avron plateau, the Bondy forest, the Poudrerie park, Coubron and the Marne banks offer the greenest setting, with larger plots. Le Bourget and Tremblay-en-France border the airports. The A1, A3 and A86 motorways, RER lines B, D and E and the metro provide access.
Millstone villas, brick workers' houses and converted workshops make up most of the stock: check the structure, soundproofing and separate meters. The eastern hillsides sit on old quarries and gypsum ground prone to dissolution, and the Seine and Marne banks can flood; the risk report attached to the compromis de vente (preliminary contract) sets this out. In the inner-ring departments, letting a home other than your main residence as a holiday let normally requires change-of-use permission: ask the mairie (town hall) before buying. The Le Meur law of 19 November 2024 also requires each unit to be registered, with energy rules phased in; the national online service it provides for is not yet in place and is due to open in the fourth quarter of 2026.
