At a median €333,000 in 2025, a Val-d'Oise country house costs more than the Île-de-France median of €280,000. All its rural communes are peri-urban: €343,000 median over 2020-2025, down 4.9% between 2021 and 2025, which leaves room to negotiate. A gîte property with a main house, rental units and grounds, however, belongs to the large-home market: €1,075,000 median over 2021-2025 (indicative, few sales), with eight sales in ten between €685,200 and €1,640,500, a narrower range than across the region.
In the west, the Vexin français, from Magny-en-Vexin to the Sausseron valley, Vétheuil and La Roche-Guyon, is the most rural setting: courtyard farms, walking, cycling and weekend guests from Paris, with Cergy-Pontoise as its gateway. In the centre, the Oise valley from Auvers-sur-Oise to L'Isle-Adam and Beaumont-sur-Oise combines riverside houses, forests and golf courses, with guests drawn by Impressionist heritage. In the north-east, the Pays de France around Luzarches, Écouen and Royaumont offers wide plains, castles and business demand from Roissy-Charles-de-Gaulle airport.
