South of Paris, a gîte for sale in Essonne benefits from countryside that starts soon after the new towns and the Saclay plateau. In Essonne, country houses sold for a median €284,600 in 2025, just above the regional median, with a first decile at €200,000: the gap between small and large houses is narrower than elsewhere in Île-de-France. All the department's rural communes are peri-urban (€296,350 over 2020-2025), so the pull of the city outweighs tourist appeal. A gîte property with several units compares better with large homes, which sold for a median €887,000 over 2021-2025 (indicative, few sales), well below the regional €1,263,100. Essonne thus sits between western Île-de-France and Seine-et-Marne.
The north, around Massy, Évry and Saclay, is heavily built up: houses with gîtes are rare, but demand from companies and research centres is real. The Hurepoix, to the west, follows the Orge, Yvette and Rémarde valleys around Limours and Dourdan, with wooded villages popular with cyclists. In the south-east, the Gâtinais français, from Milly-la-Forêt to the École and Essonne valleys, is the most touristic setting. In the south, the Étampes area and the Beauce offer large farms and lower prices for guests seeking quiet. The A6 and A10 motorways, the N20, the Francilienne ring road, RER lines B, C and D, Massy high-speed station and Orly airport provide access. Job centres fill weekdays; the Gâtinais fills weekends.
Gâtinais sandstone, Hurepoix millstone grit and Beauce limestone: building styles vary by area. Courtyard farms offer large volumes, but barns need structural work, insulation and utilities before guests arrive. Around Étampes, Milly-la-Forêt or Dourdan, the Architecte des Bâtiments de France, the state heritage architect, reviews work near listed monuments. The Orge, Yerres, Essonne, Juine and Seine can flood, and clay shrink-swell affects parts of the department; the compromis de vente, or preliminary contract, includes a risk statement to study closely. Off mains drainage, the septic system, inspected by the SPANC service, must serve the main house and every gîte.
