How much to buy or sell a pond in France?

The average selling price of a pond or lake is €20,000 per hectare. However, this price varies widely, from €5,000 per hectare to €50,000. There are many criteria that influence the value of a pond.

What regulations apply to ponds?

Buying a pond or lake is often a project driven by passion. Pond buyers need to be sure that their future lake or pond will last, and to plan ahead for future maintenance. 

Ponds, marshes, rivers and other bodies of water are part of France's highly regulated natural areas. As such, you should ask the seller to declare the existence of the pond, which is issued by the Direction Départementale des Territoires et de la Mer. The pond must therefore be "founded in title".

Otherwise, you will have to ask the DDTM to regularise the existence of the pond, which will be possible if it is old. In addition, a pond must comply with certain standards (grids, spillway, dykes, etc.).

Can a house be built next to a pond?

First of all, you need to know the planning classification of your plot. If your plot has planning permission (zone U), you can build a house on it.

If your plot of land is classified as agricultural (Zone A), natural or forest (Zone N), you can install a caravan, mobile home or light leisure accommodation on the land next to your pond, provided that it does not remain on site for more than 3 months and that it can be moved.
