Looking for lakes and ponds for sale in Cher? The department has two main pond landscapes. In the north-west, the Cher side of Sologne, between Vierzon, Aubigny-sur-Nère and the Sauldre valley, has hunting and fishing ponds set in woods and heathland, often sold with a few hectares of forest. Per square metre, the median works out at about €2.26. With only 5 sales in 2025, the department does not allow a reliable annual price. Measured against the total area, banks included, a pond’s value depends heavily on its size: small, well-equipped ponds cost more per hectare. The figures concern ponds sold on their own, without a house or a large wood.
On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, 4 of them in Centre-Val de Loire. Their median asking price is €94,000 for a median size of about 2.6 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database. Most Sologne ponds are old man-made creations: earth dams, fish traps and outlet structures (the local “moine”) were built over the centuries to raise fish on soils too poor for farming. Many are still drained at regular intervals, and the autumn pond harvest remains a local tradition. Carp, pike, tench and roach share the water; wildfowling and big game in the surrounding woods often make them mixed properties, sought after by hunters as much as by anglers.
In the Berry, hedgerow ponds are more scattered, fed by run-off or small streams, and are more often sold with a house or a farmhouse. The Étang de Goule, created to feed the Berry canal and now a leisure site in the south of the department, is typical of this lowland pond landscape. Just to the west, the Brenne in neighbouring Indre is the region’s other great pond country, and buyers often compare the two markets.
Three groups share the market. Anglers from the department and neighbouring areas look for small, easy-to-maintain ponds, which often sell within a few weeks. Hunters target Sologne ponds, for wildfowl and because they add value to a wooded shoot. Finally, buyers from the Paris region, less than two hours away via the A71, want a second home with a pond: for them, the house and access matter as much as the water.
Before making an offer, ask for proof that the pond exists lawfully. Ponds whose existence predates the French Revolution (“fondé en titre”) are lawful without any new permit; all others need an authorisation or declaration under water law, and without one the owner must regularise the pond with the DDT, the departmental territorial office. Also check whether it is closed water, where the owner organises fishing freely, or a water body connected to a watercourse, subject to open-water fishing rules and, where relevant, to ecological continuity obligations. Draining is regulated, and a large dam may fall under safety rules for hydraulic structures.
Have the dam, outlet, spillway and fish trap inspected: a leak or a worn structure can cost more than the pond itself. Ask about silting, the date of the last dredging, the water level at the end of summer and where the water comes from. Ask the seller about invasive species such as water primrose and about cormorant pressure, two issues well known to pond owners in the region, particularly in the Brenne. Lastly, a pond remains subject to land tax on undeveloped property, and its wooded surroundings fall under forestry rules.
