Looking for a forest for sale in Cher? The department brings together two markets that have very little in common. In the north-west, the Cher part of Sologne, around Aubigny-sur-Nère, Vierzon and Argent-sur-Sauldre, is made of large wooded estates where hunting and ponds matter as much as timber. In the south and east, the Boischaut, the Pays Fort and the edges of the Sancerre hills are mostly sold as woodland plots of a few hectares, bought for firewood, walking or to round off a neighbouring property. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Cher was €7,276/ha in 2025*, across 34 sales, with an average of €8,901/ha. That puts the department above the Centre-Val de Loire median (€5,803/ha) and above the national median (€4,936/ha). Year on year, the departmental median moved by +23.6%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 188 sales give a median of €5,727/ha for a median plot size of 5.1 ha.

Prices vary widely: in 2025, one forest in ten sold for less than €2,887/ha in Cher and one in ten for more than €18,195/ha. The gap reflects the type of stand, access and intended use: a firewood coppice and a quality high forest of the same size do not sell at the same price.
On the listings side, 12 forests and wooded properties are offered on ma-propriete.fr in Centre-Val de Loire as of 2 October 2026, 3 of them in Cher. Their median asking price is €1,362,500 for a median size of about 105 ha. Oak dominates the forests of Cher. On the deep soils of the Berry, sessile and pedunculate oaks form high forest and coppice-with-standards that have built the department’s reputation: the state forest of Saint-Palais, north of Bourges, is prized by coopers for the quality of its oak. The state forests of Vierzon and Allogny are not for sale, but they set the tone for the private woods around them and serve as a reference for buyers.
The Cher side of Sologne looks entirely different: sandy, often damp soils, Scots pine, birch, oak of uneven quality, heathland and strings of ponds. Timber value is lower than in the Berry, but amenity and hunting value are much higher. In the alluvial valleys, such as the Yèvre, poplar plantations form a third market, on short rotations, where tree age and replanting costs drive most of the price.
Most sales involve a few hectares: a firewood lot on the edge of a village, a coppice plot next to a house, a parcel bought by a neighbour to enlarge his holding. These properties sell quickly, often locally, and their price depends mainly on access and on the volume of harvestable timber. At the other end of the market, Sologne estates of more than a hundred hectares are bought for hunting and as family assets to pass on; they combine woodland, ponds, game crops and buildings.

From Paris, the A71 motorway puts Vierzon less than two hours away by road, which keeps demand from Paris-based buyers steady; the department has no TGV station, rail links to Paris running on Intercités trains from Vierzon and regional TER trains from Bourges.
For a forest of under 4 ha, first check the right of first refusal granted to owners of adjoining wooded plots, who must be informed of the sale: overlooking it can weaken the deed. Check real access for machinery and timber lorries, whether there is a loading area and any rights of way, then have the standing timber estimated: two woods of the same size can differ in value threefold. From 20 ha upwards, a forest must have an approved management plan (plan simple de gestion); its validity also governs the favourable tax regimes linked to sustainable management.
In Sologne, look closely at the fencing. The fencing act of 2 February 2023 requires fences in natural areas to let wildlife through, and fences put up during the previous thirty years must be brought into line before 1 January 2027. A fully fenced estate may therefore need costly work within a year of purchase: have the compliance work costed before settling on your price. Finally, review the health of the stands: ash dieback, oak decline after recent droughts, quality of conifer plantations.
