In Sologne, the value of a hunting estate lies in the combination of woodland, water and quiet. Oak, pine and birch woods hold red deer, wild boar and roe deer; ponds draw duck and snipe; heathland and game crops complete the picture. Estates are hunted by driven shoots or stalking, often have a hunting lodge or keeper’s house, and a network of rides and high seats whose upkeep carries a real cost. The A71 motorway puts the Cher side of Sologne less than two hours from Paris, which sustains demand from Paris-based buyers and from families who pass their shoot down the generations.

The first issue in Sologne is fencing. The act of 2 February 2023 requires fences in natural areas to be set 30 cm above the ground, stay below 1.20 m and let wildlife through; fences put up during the thirty years before the act must be brought into line before 1 January 2027.
