Looking for hunting property for sale in Eure-et-Loir means choosing between plain and woodland. The Beauce, covering the east and south of the department around Chartres and Châteaudun, is one of France’s great grey partridge and hare countries: birds are shot over pointing dogs or driven across vast cereal fields. To the west, the Perche hills and, in the north-west, the Drouais-Thymerais hold most of the forests, home to roe deer and wild boar and, in the larger blocks, red deer. The Faux-Perche makes the transition between the two. This page presents the estates, woods and shoots offered in the department by private sellers, agents and notaires; listings from across the country are on our page of sporting and hunting estates for sale.
Proximity to the Paris region shapes this market: Chartres has trains to Paris-Montparnasse and the A11 motorway crosses the department, which keeps Paris-based hunters interested. Further down you will find the prices of forests and ponds sold in Eure-et-Loir, the big game bag figures, and then our advice on assessing a farmland shoot or a Perche wood before making an offer.
A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.
According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Eure-et-Loir was €6,263/ha in 2025*, across 46 sales, with an average of €6,976/ha. That puts the department above the Centre-Val de Loire median (€5,803/ha) and above the national median (€4,936/ha). Compared with 2024, the median changed by −15.3%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 217 sales give a median of €6,000/ha for a median plot size of 2.3 ha.

On the Beauce limestone plateau, the quality of a shoot can be read in the landscape. On such open plain, copses, hedges, grass strips, set-aside and cover crops provide the shelter and food that partridge, hare and pheasant need. The value of a Beauce shoot therefore depends as much on its improvements as on its size: feeders, water points, predator control, new hedges. Before buying, ask about the spring counts carried out with the departmental hunters’ federation and about any small game management plans in force locally, which may limit the bag.
Eure-et-Loir’s forests are concentrated in the west and north-west, and most belong to private owners. The state forests of Senonches, Dreux, Châteauneuf-en-Thymerais and Montécot form the backbone of this wooded arc. Around Senonches, where the private part of the forest is at least twice the size of the public part, sessile oak and beech hunting woods holding roe deer and boar change hands. The Dreux forest, laid out from the 18th century for both shooting and hunting with hounds, shows how old the tradition is. In the Perche, part of which lies within a regional nature park shared with Orne, hedgerow country alternates meadows, hedges and medium-sized woods: well suited to small family shoots.
For a wood under 4 ha, remember the right of first refusal of neighbouring forest owners, who must be notified of the sale. Above 20 ha, a forest must have an approved plan simple de gestion (forest management plan), which schedules fellings and works.
ACCAs (communal hunting associations) are almost absent from the department: the hunting rights belong to the owner, who can use them or lease them to a shooting syndicate. If the ground is already let, read the lease: its term and termination clauses decide when you will be able to hunt your own land. In the woods, red and roe deer are subject to the cull plan; ask for the tags allocated in recent seasons. Along the edge of the plain, boar leave the woods to root through crops: farmers are compensated by the departmental federation, but hunters fund those payments, and a ground that culls too little risks being held liable.
Lastly, if the wood is fenced, check that it complies with the act of 2 February 2023: in natural or forest areas a fence must let animals through, sitting 30 cm off the ground and no more than 1.20 m high, and fences put up in the thirty years before the act have until 1 January 2027 to be adapted. Our feature on fences in natural areas details the exceptions, notably around homes and farm buildings.
