Finding hunting property for sale in Loiret starts with choosing between three very different kinds of ground. South of the Loire, the Loiret side of Sologne begins on the edge of Orléans and runs towards La Ferté-Saint-Aubin, Ligny-le-Ribault and Cerdon: pine, oak and birch woods, heathland and ponds make up big game hunting estates, many of them fenced. The price of a hunting estate in Loiret

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Loiret was €7,001/ha in 2025*, across 67 sales, with an average of €7,560/ha. That puts the department above the Centre-Val de Loire median (€5,803/ha) and above the national median (€4,936/ha). Year on year, the departmental median moved by +4.4%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 308 sales give a median of €6,315/ha for a median plot size of 3.2 ha.

Ponds, which often make much of a shoot’s value, trade at a very different level: a median of €41,006/ha for the 51 ponds sold without buildings in Loiret between 2020 and 2025*.

Game in Loiret: official game bag figures

Hunting property for sale in Loiret: Sologne, the Orléans forest and open farmland

The Loiret side of Sologne: woods, heath and ponds

On the sands and clays of Sologne, farming gave way long ago to woodland and hunting. Red deer and wild boar find cover in thickets of pine and oak, the ponds draw mallard and teal through the winter, and woodcock haunt the damp undergrowth. Estates are hunted by driven days, stalking or from high seats; most come with a lodge or keeper’s cottage, a network of rides and game crops. The A71 motorway, which crosses Sologne from north to south out of Orléans, keeps up steady demand from buyers in Orléans and the Paris region.

Here more than anywhere, the deciding question is the balance between game and habitat. Decades of supplementary feeding and fencing have tipped part of Sologne from small game to big game, and some estates now carry more animals than their woods can feed. Before committing, look at forest regeneration and neighbouring crops, and ask for the records of past drives and the history of cull tags allocated.

Orléans forest, the Beauce and the Gâtinais: other ways to hunt

The largest state forest in mainland France, the Forêt d’Orléans is made up of three blocks, Orléans, Ingrannes and Lorris, linked by privately owned woods. It is these connecting woods and forest edges that come up for sale: smaller areas than in Sologne, but crossed by the same big game as the public forest, where shooting rights are let by the Office national des forêts (the state forestry agency). To the north, the Loiret part of the Beauce, around Artenay and Patay, is open plain where grey partridge, hare and pheasant are shot; the value of a shoot there depends on the hedges, copses and grass margins that give game some cover. To the east, the hillier, hedged Gâtinais around Montargis and the Puisaye offer family-sized hunting woods for roe deer and boar.

What to check before buying in Loiret

Start with the wire, the central issue in Sologne. The act of 2 February 2023 requires fences in natural areas to let wildlife move freely: a 30 cm gap beneath the mesh, a maximum height of 1.20 m and nothing that can injure animals. Fencing put up in the thirty years before the act must be adapted before 1 January 2027, with exceptions such as the ground within 150 metres of a dwelling; the Centre-Val de Loire region had already written these standards into its planning framework in December 2018. Loiret has no ACCA system (communal hunting associations): hunting rights stay with the land, and the owner may keep, sell or lease them. So check any leases and shooting syndicates in place, together with the cull plan (plan de chasse) allocations for red and roe deer over recent seasons. Wild boar, plentiful in the department, call for one last precaution: damage to neighbouring crops is compensated by the departmental hunters’ federation, which is funded by hunters themselves, and an estate judged to be under-hunted can be asked to bear part of the cost.
