A forest for sale in Eure-et-Loir is almost always to be found in the west and north of the department. The Beauce, which covers the east and south as far as the Dunois, is a cereal plain where woodland is reduced to isolated copses among the fields. The forests are concentrated in the Perche, around Senonches, La Loupe and Nogent-le-Rotrou, and in the Drouais-Thymerais, from Dreux to Châteauneuf-en-Thymerais, with sessile oak to the fore. Most of this woodland is private and usually changes hands as woodland lots of a few hectares, bought for firewood, hunting or leisure, often by local buyers or by people from the Paris region.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Eure-et-Loir was €6,263/ha in 2025*, across 46 sales, with an average of €6,976/ha. That puts the department above the Centre-Val de Loire median (€5,803/ha) and above the national median (€4,936/ha). Year on year, the departmental median moved by −15.3%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 217 sales give a median of €6,000/ha for a median plot size of 2.3 ha.

Prices vary widely: in 2025, one forest in ten sold for less than €3,578/ha in Eure-et-Loir and one in ten for more than €11,541/ha. The gap reflects the type of stand, access and intended use: a firewood coppice and a quality high forest of the same size do not sell at the same price.
On the listings side, 12 forests and wooded properties are offered on ma-propriete.fr in Centre-Val de Loire as of 2 October 2026, none in Eure-et-Loir at that date. Their median asking price is €1,362,500 for a median size of about 105 ha. These are asking prices for complete properties: they describe the supply on offer more than the average price of a wooded hectare. State-owned since the Revolution, the forest of Senonches is the largest in the department. Sessile oak far outnumbers beech; a remnant of the ancient Perche forest, the Silva Pertica, it still holds oaks several centuries old. Its public part extends over Senonches, Belhomert, Digny and Le Mesnil-Thomas, and private woods continue it to form a large forest block.
To the north, the state forest of Dreux, which mainly covers the commune of Abondant near Anet, is also dominated by sessile oak, with beech, hornbeam and Corsican pine; it is dotted with numerous man-made ponds. Further south, the forest of Châteauneuf, in the Thymerais, completes these large woodlands. State forests are not for sale, but their high forest shows what the soils of the Perche and the Drouais can produce in oak.
The properties on offer reflect this geography. In the Beauce, a plain copse of a few hectares is bought mainly for hunting or as cover for game; its timber value is low and access often depends on a shared farm track. In the Perche and the Thymerais, by contrast, wooded land in oak coppice-with-standards can have real value for saw timber. The valleys of the Eure, the Avre and the Loir offer poplar stands and hillside woods, often sold with a meadow or a house.

No high-speed line serves the department, but Chartres has direct trains to Paris-Montparnasse and the A11 motorway crosses Eure-et-Loir, putting its woods within reach of Île-de-France.
Around Senonches and Dreux, a small wooded property under 4 ha that adjoins the state forest can be pre-empted by the state, whose right overrides that of the commune and the right of first refusal held by neighbouring woodland owners: the notaire must clear these rights before signing. In the Beauce, get access to the wood confirmed in writing, since a rural track ploughed out of existence or a crossing merely tolerated by the neighbouring farmer does not amount to a legal right of way. Have the standing timber measured by a forestry expert: the value of coppice-with-standards depends above all on the number and quality of the oak standards.
From 20 ha upwards, the forest must have a management plan (plan simple de gestion); while valid, it is the condition for tax relief, notably when the property is passed on. On soils that are waterlogged in winter and dry in summer, pedunculate oak declines after repeated droughts, so, quality being equal, favour sessile oak stands. Finally, if the wood is fenced, check that it complies with the fencing act of 2 February 2023: in natural areas a fence must let wildlife through, and those put up since 1993 must be brought into line before 1 January 2027.
