Looking for lakes and ponds for sale in Centre-Val de Loire? The region holds two of France’s great pond landscapes: the Brenne, in Indre, and the Sologne, which spills over three departments. On soils too poor for crops, fish have been farmed here since the Middle Ages. Around these two heartlands, the Berry hedgerow country, Touraine, the Orléans forest, the Perche and the Eure valley offer more scattered water bodies: mill ponds, canal reservoirs and former gravel pits. According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 311 ponds were sold in Centre-Val de Loire between July 2020 and December 2025, at a median price of €21,707/ha and an average of €27,210/ha, or about €2.17 per square metre at the median. The region sits below the national median for the period (€25,694/ha). In 2025, 55 sales give a regional median of €22,472/ha*.

In 2 departments, the price rests on 10 to 29 sales: the sample is too small for these average and median prices to be truly representative of the local market, and the regional price remains the soundest benchmark. Measured against the total area, banks included, a pond’s value depends heavily on its size: small, well-equipped ponds cost more per hectare. The figures concern ponds sold on their own, without a house or a large wood.
On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, 4 of them in Centre-Val de Loire. Their median asking price is €94,000 for a median size of about 2.6 ha. These are asking prices for complete properties: they describe the supply on offer more than the average price of a wooded hectare. Indre alone accounts for a large share of the region’s pond sales, and the Brenne is the reason. Around Mézières-en-Brenne and Rosnay, ponds follow one another among heather heathland, wet meadows and oak woods, inside a regional natural park designated under the Ramsar Convention on wetlands. Draining and harvesting, between autumn and early spring, still set the rhythm of an owner’s year, and carp dominate the catch, ahead of tench and pike. The Sologne spans three departments, but its ponds are not evenly spread. The Sologne des étangs proper (the “pond Sologne”) lies in Loir-et-Cher, around Saint-Viâtre and Marcilly-en-Gault. In Loiret, between La Ferté-Saint-Aubin and Ménestreau-en-Villette, ponds and large wooded estates interlock; the Domaine du Ciran, opened to visitors by the Conservatoire de la faune sauvage de Sologne, is a good place to see how this landscape works before you buy. In Cher, the Berry Sologne around Aubigny-sur-Nère and Argent-sur-Sauldre keeps the Étang du Puits, a reservoir built in the 19th century for the Sauldre canal, which carried marl. Throughout the area, a Sologne pond rarely sells on its own: it comes with oak and pine woods, a brick house or a shooting lodge, and its value lies in the whole. Away from the Sologne, still water takes other forms. In the heart of the Orléans forest, the largest state-owned forest in mainland France, several ponds were created to feed the Orléans canal; the Étang de la Vallée at Combreux is now a leisure park run by the Loiret department. In Cher, south of Bourges, the Boischaut hedgerows and the borders of the Bourbonnais hold scattered ponds, including reservoirs of the Berry canal such as the Étang de Goule on the Auron; a property there often combines a long farmhouse, meadows and a pond. Indre-et-Loire has fewer. Its best-known water, the Étang du Louroux, south of Tours, was laid out in the Middle Ages by the monks of the nearby priory to raise fish; owned by the department and listed as a sensitive natural area, it has become a noted birdwatching site. To the west, on the Anjou border, the Lac de Rillé, a reservoir built on the Lathan in the late 20th century, draws anglers and birdwatchers. Private waters in Touraine are mostly mill ponds in the valleys, or ornamental ponds in the grounds of a château or manor, sold as a house with a pond.
Ponds remain few in Eure-et-Loir. On the Beauce plateau, rain feeds a large aquifer classified as a water allocation zone (zone de répartition des eaux), as the resource cannot meet every use: any new pumping is tightly controlled. To the west, the Perche, partly covered by a regional natural park, offers more: the Senonches state forest contains several woodland ponds, some fringed with peat bog. To the north, in the Eure valley, gravel extraction left wide stretches of water, among them Mézières-Écluzelles, the largest lake in the department, now a sailing base whose islets are set aside for waterbirds. Apart from parts of Eure-et-Loir and the Loiret Gâtinais, which drain towards the Seine, the region belongs to the Loire-Bretagne basin. Its master plan for water (SDAGE) is strict about ponds: creating a new one is forbidden where they are already dense, a rule that can weigh on well-stocked areas such as the Brenne and the Sologne. An existing, lawful pond therefore gains value, provided its legal existence can be proven: an ancient title for a structure dating from before the Revolution (fondé en titre), otherwise an authorisation or a declaration receipt. In Loiret, moreover, a pond fed by a river or its connected groundwater may not, unless its permit says otherwise, be filled in summer.
On site, ask where the pond sits in its chain: in the Brenne as in the Sologne, draining one pond often fills the next, and these arrangements between neighbours must appear in the deed. Three threats weigh on the value of ponds in the region: the red swamp crayfish (écrevisse de Louisiane), which burrows into banks, water primrose (jussie), which smothers the margins, and the cormorant, whose predation cuts the fish harvest. Have the dam, the monk outlet (moine) and the spillway inspected and, if the property is fenced, check that the fence complies with the law of 2 February 2023 on fencing in natural areas, a law born largely of the debate over enclosures in the Sologne.
