Looking for lakes and ponds for sale in Bourgogne-Franche-Comté? The region brings together several pond landscapes that look nothing alike: the lowland ponds of the Bresse, straddling Saône-et-Loire and Jura, the ponds and canal reservoirs of the Puisaye and the Nivernais, the mosaic of small water bodies on the Mille Étangs plateau in Haute-Saône and, further east, the lakes of the Jura mountains. This page gathers the lakes and ponds for sale in the region — fishing ponds, leisure lakes or land with a pond — listed by private sellers, estate agents and notaires.

It also gives you the prices actually paid for ponds in the region and in each of its departments, and what to check before buying, in particular the legal status of the water body and wetland protection. Our pond buyer’s guide covers each of these steps in detail.

Pond prices in Bourgogne-Franche-Comté

According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 217 ponds were sold in Bourgogne-Franche-Comté between July 2020 and December 2025, at a median price of €26,357/ha and an average of €30,268/ha, or about €2.64 per square metre at the median. The region sits above the national median for the period (€25,694/ha). In 2025, 27 sales give a median of €20,513/ha†: a figure that swings too much from one year to the next to serve as a benchmark, the full period remaining the most reliable indicator.

In 5 departments, the price rests on 10 to 29 sales: the sample is too small for these average and median prices to be truly representative of the local market, and the regional price remains the soundest benchmark; in 1 other, fewer than 10 sales do not allow a price to be published. Prices are calculated over the whole area sold, water, dams and surroundings included: per hectare, small equipped ponds cost much more than large lakes. These statistics cover ponds without buildings; a house or an adjoining wood changes how the price is formed.

On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, 4 of them in Bourgogne-Franche-Comté. Their median asking price is €94,000 for a median size of about 2.6 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare. To work out the full cost of a purchase, add the conveyancing fees with our notary fee calculator.

Lakes and ponds for sale in Bourgogne-Franche-Comté: the pond country

Haute-Saône and Territoire de Belfort: the Mille Étangs plateau

At the foot of the Vosges saônoises, the Mille Étangs plateau (the “thousand ponds”) is dotted with hundreds of small ponds created by people since the Middle Ages in hollows of glacial origin, among forests, peat bogs and wet meadows. Haute-Saône is therefore the department in the region where the most ponds change hands; properties there are often small, on the edge of woodland, and suit leisure fishing or a second home. The area is a Natura 2000 site: before any development project, check the constraints that apply. Listings for the department are gathered on our page of lakes and ponds for sale in Haute-Saône. Neighbouring Territoire de Belfort also has many ponds, some of them protected under the Natura 2000 network.

Burgundian and Jura Bresse

On the heavy, impermeable clay soils of the Bresse, ponds were dug long ago for fish farming, and many are still drained and harvested on a regular cycle. Carp dominate, alongside pike, tench and roach. In Saône-et-Loire, around Louhans, ponds often come with a Bresse farmhouse or a few hectares of woodland: see our lakes and ponds for sale in Saône-et-Loire. The Jura Bresse continues this landscape east of the Saône, with properties of a similar size.

Puisaye, Nivernais and Côte-d’Or: ponds and canal reservoirs

In the Puisaye, where Yonne and Nièvre meet, ponds are tucked into hedgerow country and woodland; some large water bodies, such as the Bourdon reservoir near Saint-Fargeau, were created to feed the Briare canal. In Nièvre, the Vaux and Baye ponds play the same role for the Nivernais canal, while the large lakes of the Morvan are public reservoirs that are not for sale but draw anglers and walkers. Private listings mostly concern ponds of a few hectares, in hedgerow country or forest: see our lakes and ponds for sale in Yonne and lakes and ponds for sale in Nièvre. In Côte-d’Or, the Burgundy canal reservoirs mark the Auxois, where private ponds are rarer and often sold with a house.

Doubs and Jura: mountain lakes and few private ponds

In the Jura mountains, the large natural lakes are not for sale: they are places to visit rather than to buy. Private ponds for sale are few, often small and located in valleys; Doubs recorded only a handful of pond sales in five years. If your project targets this area, widen your search to the ponds of the Jura Bresse or neighbouring Haute-Saône.

Points to check specific to the region

Many ponds in the region lie in wetlands or Natura 2000 sites: dredging, enlargement or dam repair work is regulated there. As everywhere, ask for proof that the water body exists lawfully (fondé en titre, authorised or declared), the draining schedule and the condition of the outlet and dam, and check whether the pond is connected to a watercourse, which changes the fishing rules and may require works for ecological continuity.

Pond listings for Bourgogne-Franche-Comté on ma-propriete.fr come from private sellers, agents and notaires’ offices; you can filter them by department, price and size, and set up an alert to receive new ponds as they come on the market.
