According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 25 pond sales were recorded in Nièvre between July 2020 and December 2025, at a median price of €31,194/ha† and an average of €26,320/ha. Across 25 transactions, a handful of unusual sales is enough to move both median and average: these values are not truly representative of the local market and should be read against regional prices. With only 2 sales in 2025, the department does not allow a reliable annual price. In Bourgogne-Franche-Comté, 217 ponds sold over the same period at a median of €26,357/ha, and the regional median reached €20,513/ha in 2025† across 27 sales; the national median was €25,235/ha in 2025.

On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, 4 of them in Bourgogne-Franche-Comté. Their median asking price is €94,000 for a median size of about 2.6 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database. On the clay soils of the Bazois, ponds were created long ago by damming small valleys amid hedges and the rich pastures used to fatten cattle. The pond complex of the Bazois is now protected under Natura 2000 for its reed beds, its bands of waterside vegetation and the birds that breed there. On the edge of the Bazois, the Vaux, Baye and Perchette ponds form a reservoir for the Nivernais canal: open to anglers and walkers, they are not part of the market. The private ponds that come up for sale are smaller, often attached to a livestock farm, a village house or a few hectares of woodland.
In the north-west of the department, around Saint-Amand-en-Puisaye, the clays that made the local potters famous also hold water: ponds, pools and streams are plentiful there, often lined with oaks. These woodland ponds appeal to carp and pike anglers as well as to wildfowlers, and may be sold with a parcel of woodland or an old smallholding. In the Morvan, impermeable granite creates countless springs and small pools, but the large stretches of water are public works. The Lac des Settons, built in the nineteenth century to help float timber down to Paris, is now used for swimming, sailing and fishing; Pannecière and Chaumeçon are also reservoir lakes held back by dams. On the private side, supply is limited to small ponds fed by trout streams. Creating or enlarging one is now tightly controlled: on these headwaters, the authorities watch for water warming and for river continuity, and several Natura 2000 sites, such as the one covering the upland beech woods and peat bogs of the Haut-Morvan, protect the most fragile habitats.
A pond in Nièvre falls into one of three cases: “fondé en titre” if it existed before the French Revolution and you can prove it, authorised or declared under water law, or without any title, in which case the buyer must regularise it. Whether it is closed water or a pond crossed by a stream changes the fishing rules, including the need for a fishing permit, and may require a bypass channel or a structure restoring river continuity. On the works side, have the dam, outlet tower and spillway checked, and ask for the draining history: some ponds in Nièvre are still harvested in autumn, which requires a working catch pit and an outflow able to release water without harming the land downstream. How a pond may be drained (timing, flow, handling of silt) is set by the permit or declaration covering it: check with the DDT, the departmental territorial office, before scheduling one.
