Looking for lakes and ponds for sale in Côte-d’Or? It is best to know from the outset that private ponds are less common here than in the Bresse or in Nièvre, because much of the department sits on limestone plateaus where water soaks away instead of collecting. They are found mainly in the Auxois, with its heavier clay soils, in the Côte-d’Or part of the Morvan around Saulieu, in the wooded Châtillonnais and on the Saône plain, where former gravel pits have left stretches of water. This page brings together the properties with a pond in the department, whether a fishing pond, a restored gravel pit, an estate or land with a pond, listed by private sellers, estate agents and notaires.
Further down are the sale prices observed for ponds in Côte-d’Or and Bourgogne-Franche-Comté, to be read with care as transactions are few, followed by the checks to carry out before buying. For managing the water once you own it, our article on looking after a pond properly will help you gauge the workload.
According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 19 pond sales were recorded in Côte-d’Or between July 2020 and December 2025, at a median price of €29,727/ha† and an average of €38,078/ha. This figure rests on 19 sales — too few for the average and median to reflect the department’s market faithfully, which is why they should be read alongside regional prices. With only 1 sale in 2025, the department does not allow a reliable annual price. In Bourgogne-Franche-Comté, 217 ponds sold over the same period at a median of €26,357/ha, and the regional median reached €20,513/ha in 2025† across 27 sales; the national median was €25,235/ha in 2025.

Measured against the total area, banks included, a pond’s value depends heavily on its size: small, well-equipped ponds cost more per hectare. The figures concern ponds sold on their own, without a house or a large wood.
On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, 4 of them in Bourgogne-Franche-Comté. The Auxois, cattle country on marly soils, holds water better than the surrounding plateaus: you will find meadow ponds and pools there, often linked to a farm. The landscape also bears the mark of the reservoirs built in the nineteenth century to feed the summit level of the Burgundy canal around Pouilly-en-Auxois: Panthier, Grosbois, Chazilly, Cercey, Le Tillot and, further north, the Lac de Pont near Semur-en-Auxois. These public lakes welcome anglers and walkers but are never for sale. Further west, the granite Côte-d’Or Morvan has small ponds fed by springs and cool streams.
To the north, the Châtillonnais is above all forest country, part of which forms the core of the Parc national de forêts, shared with Haute-Marne. Ponds are rare there but sometimes very old: the one at Marcenay was laid out in the thirteenth century by monks from Molesme Abbey to raise fish, and an eighteenth-century blast furnace still stands nearby. This large lake is, of course, not on the market. Private ponds in the area are mostly enclosed within large woods, so buying one usually means buying woodland too. In the core zone of the national park, works, felling and alterations follow specific regulations: check before committing yourself.
East of Dijon, sand and gravel extraction in the alluvium of the Saône and its tributaries has left many stretches of water, such as the gravel pits at Rouvres-en-Plaine. Once a quarry has closed and the site has been restored, some are sold on for fishing or leisure. These lakes are deep, with banks that can be steep, and are directly connected to the water table: their level follows the groundwater and nearby rivers. Before buying, ask for the official inspection report drawn up when extraction ended (the “procès-verbal de récolement”), the restoration requirements and the flood-risk status of the land. Buyers who prefer classic lowland ponds also look towards the Bresse, with the Bresse ponds of Saône-et-Loire.
Whether it is a meadow pond or a gravel pit, insist on proof that it is lawful: an old title, an authorisation or a receipt of declaration under water law. On the limestone plateaus, check that the bed is watertight: a pond dug into fissured ground can lose its water in summer, and sealing it is expensive. In the Auxois and the Morvan, have the dam, outlet tower and spillway inspected, and the depth of silt measured. If the water lies within a Natura 2000 site or close to a listed wetland, dredging and enlargement will be scrutinised by the DDT, the departmental territorial office; in a floodplain, any backfilling of the banks is regulated as well.
