Pond prices in Nouvelle-Aquitaine

According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 333 ponds were sold in Nouvelle-Aquitaine between July 2020 and December 2025, at a median price of €18,535/ha and an average of €23,945/ha, or about €1.85 per square metre at the median. The region sits below the national median for the period (€25,694/ha). In 2025, 38 sales give a regional median of €22,232/ha*.

In 4 departments, the price rests on 10 to 29 sales: the sample is too small for these average and median prices to be truly representative of the local market, and the regional price remains the soundest benchmark; in 5 others, fewer than 10 sales do not allow a price to be published. Prices are calculated over the whole area sold, water, dams and surroundings included: per hectare, small equipped ponds cost much more than large lakes. These statistics cover ponds without buildings; a house or an adjoining wood changes how the price is formed.

Charente-Maritime and Charente: coastal marshes and the Double saintongeaise

Charente-Maritime (17) is the department in the region where the most ponds are sold, and they are often marshland: former salt pans at Brouage and on the Seudre, wet meadows around Rochefort, the Charente-Maritime part of the Marais poitevin around Marans. Deux-Sèvres and Vienne: Gâtine, the Marais poitevin and heathland ponds

In the Gâtine, around Parthenay, the granite bedrock of the Armorican Massif keeps water at the surface, and the Thouet basin has a very large number of ponds: farm ponds, livestock watering reserves, fishing ponds enclosed by hedges. Périgord and Aquitaine: the Double, lagoons and hillside reservoirs

In Dordogne (24), the Double, between the Dronne and the Isle, is the main pond country of Aquitaine: on its impermeable clays and sands, hundreds of natural or man-made ponds dot the pine and oak forest, the largest being the Grand Étang de la Jemaye. In Gironde (33) and Landes (40), the lagoons of the Landes plateau are protected wetlands and the large coastal lakes, from Cazaux-Sanguinet to Soustons, are not for sale; supply is limited to a few gravel pits in the valleys and ornamental ponds around a Landes house. Lot-et-Garonne (47), by contrast, has a dense network of hillside reservoirs built to irrigate the slopes, some of which are sold with the farmland. Points to check specific to Nouvelle-Aquitaine

The region is split between two water agencies. The north, drained by the Vienne, the Creuse, the Thouet and the Sèvre niortaise, belongs to the Loire-Bretagne basin, whose water management plan (SDAGE) regulates ponds very strictly; the south and west, from the Charente to the Adour, fall under the Adour-Garonne basin. Creating or enlarging a pond is therefore not handled in the same way from one department to the next, and everywhere the pond must exist lawfully: fondé en titre (a historic right), authorised or declared under water law. Ask the seller how the pond is fed: recent droughts have multiplied water restriction orders, and a pond filled by diverting a stream may be barred from taking any water in summer.

The region’s wetlands are home to protected species, such as the European pond turtle in the Double and the marshes, or the European mink and the otter along rivers: draining or dredging there must be prepared with the State services. In Limousin, upgrading headwater ponds — outlet (moine), settling structure, minimum flow left downstream — may be required by the authorities, particularly on rivers listed for ecological continuity. Finally, have the dam, the outlet and the spillway inspected, and check for water primrose or American crayfish, which are costly to control.
