Looking for a forest for sale in Nouvelle-Aquitaine? The region holds the largest forest area in mainland France, most of it owned by private individuals, and three quite different markets sit side by side. The Landes de Gascogne forest, a planted maritime pine forest, covers Gironde, Landes and western Lot-et-Garonne. The oak, chestnut and pine woods of the Périgord, the Charentes and Poitou form a second, highly fragmented group. The Limousin uplands, finally, combine Douglas fir plantations, beech woods and heathland. The listings gathered here range from a woodland plot bought for firewood to a forest estate in a single block, offered by private sellers, estate agents and notaires.
Prices recorded in forest sales across the region and its departments are set out just below this introduction. What follows describes, area by area, the tree species, the reference forests and the properties actually on offer, then the risks specific to the region: fire, storms and tree decline. To follow how prices have moved over several years, read our analysis of forest prices in Nouvelle-Aquitaine.

Often described as the largest planted forest in Europe, the Landes de Gascogne forest stretches across much of Gironde (33) and Landes (40) and spills over into western Lot-et-Garonne (47). Maritime pine is grown there as even-aged high forest, from planting to clear-felling followed by replanting: the age of the stand, the quality of the planting and the density of tracks and drainage ditches make up most of the price. The Martin and Klaus storms, followed by the major fires at Landiras and La Teste-de-Buch, left many plots replanted, whose value lies more in the future crop than in timber that can be cut today. Our pine forests for sale in Landes show how technical this market is, with foresters, neighbours and forestry investment groups competing for plots with good access.
Further east, Lot-et-Garonne moves from the pine forest of the Albret to the poplar plantations of the Garonne and the chestnut woods of the Fumélois. In the far south, Pyrénées-Atlantiques (64) looks entirely different: mountain beech forests such as Iraty are not for sale, while the small oak and chestnut woods of the Basque Country and the Béarn hills usually change hands together with a farm or a few meadows.
Dordogne (24) is one of the most wooded departments in France, but its forest is split between a great many small owners. Chestnut rules the Périgord vert and the Nontronnais; to the west, the Double and the Landais combine maritime pine and oak on poor soils; the Périgord noir mixes oak woods, pine and coppice on more broken ground, around the Barade and Bessède forests. Among our woods and forests for sale in Dordogne, a firewood coppice sits alongside the wooded land surrounding a Périgord house.
In Charente (16), the Braconne state forest, east of Angoulême, covers a limestone plateau pitted with large sinkholes, known locally as fosses, where beech, uncommon in the region, grows alongside several oak species. Charente limousine, to the east, carries oak and chestnut woods on granite, and the south of the department shares the Double saintongeaise with Charente-Maritime (17), a country of pine, oak and wet heath. On the Charente-Maritime coast, the state forests of La Coubre and Oléron hold the dunes in place; private woods there are scarce and bought for enjoyment rather than for timber.
The Millevaches plateau, shared by Corrèze (19), Creuse (23) and Haute-Vienne (87) and protected as a regional nature park, was extensively replanted with conifers after the Second World War. These plantations, dominated by Douglas fir, are now reaching maturity, and Limousin supplies most of the Douglas fir harvested in the region. Buyers often acquire a block of conifers of known age, whose standing volume can be measured precisely. In Corrèze, supply runs from the Monédières hills to the Dordogne gorges, as our woods and plantations for sale in Corrèze show.
In Creuse, the Chabrières forest, south of Guéret, combines a state-owned section and a municipal forest. Lower-lying Haute-Vienne is chestnut and farm oak-wood country, from the Ambazac hills to the edge of the Périgord. Red deer range over much of Limousin and Vienne: estates organised for big game are listed among our hunting estates in Nouvelle-Aquitaine.
In Vienne (86), the most sought-after woods lie around the Moulière forest, north-east of Poitiers, and in the heathland of the Montmorillonnais, where hunting matters as much as oak; to the north, the Scévolles forest marks the Loudunais. Deux-Sèvres (79), a sparsely wooded department, nonetheless has the Chizé state forest south of Niort, a large beech wood on limestone, much of which is set aside as a strict biological reserve where no felling takes place. The private market there consists of hedgerow woods in the Gâtine and, to the south-west, the poplar plantations of the Marais poitevin, where pollarded ash and poplars hold the banks of the channels and canals.
Fire is no longer a concern for the Landes forest alone, long organised around forest fire defence associations (DFCI): the pine woods of the Charentes, the Double and several parts of Poitou and the Périgord are now affected too. If the wood includes a building or borders houses, ask the town hall about the legal brush-clearing obligations. Wind is the other threat: after Martin and Klaus, an overstocked pine stand or Douglas firs exposed on a ridge remain vulnerable. Then have a forestry expert assess tree health: bark beetles on Limousin spruce, chestnut decline in the Périgord and Limousin, ash dieback in the Marais poitevin, root rot in the pine plantations.
Fragmentation, very marked in Dordogne and Limousin, means checking cadastral boundaries, boundary markers and legal access to a public road. For a wooded plot of less than 4 ha, the sale must be notified to neighbouring owners, who may exercise their right of first refusal. From 20 ha upwards, a management plan (plan simple de gestion) approved by the regional forest owners’ centre (CRPF) is compulsory; in some Limousin communes, afforestation rules may also restrict the planting of meadows or heathland.
