A forest for sale in Vienne is rarely found by chance: this largely agricultural department concentrates its woodland in a few well-defined areas. East of Poitiers, the Moulière forest is the department’s main sessile oak massif, extended by private woods. In the south-east, the Montmorillonnais mixes heath (brandes), oak and chestnut in a sheep-farming landscape crossed by the Gartempe and the Vienne. That puts the department above the Nouvelle-Aquitaine median (€3,995/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by +32.3%, a movement to interpret with care given the number of sales. The Moulière forest, which spreads over eight communes north-east of Poitiers, from Bignoux to Saint-Georges-lès-Baillargeaux, is a sessile oak forest on acid soils, with some beech and many compartments planted with conifers. Part of it is state-owned and the rest belongs to private owners: the most consistent woods in the department are sold around it, sometimes with old high-forest oak. Red deer, uncommon in western France, have found refuge there, which adds hunting value to neighbouring plots.
North of Moulière, the Pinail heath, a national nature reserve at Vouneuil-sur-Vienne, still bears the marks of old millstone quarrying in its thousands of small ponds. Further north, the Scévolles forest shapes the Loudunais, while the Mirebalais and the plains of the Seuil du Poitou are almost treeless. In the valleys of the Clain, the Vienne and the Creuse, poplar plantations form a separate market in places, where tree age and quality set the price.
In the south-east, the Montmorillonnais is one of the most wooded parts of the department: heather heath, oak and chestnut woods, sheep pasture and the steep valleys of the Gartempe, the Benaize and the Anglin. Properties are often mixed, a house, a few fields and a wood, and are bought for the setting and the shooting as much as for the timber. A single-block forest property is uncommon here; you often need to put several lots together to reach a workable area.

In the Montmorillonnais, look closely at the land registry classification: part of what is presented as wooded land may be registered as heath or brandes, which distorts price comparisons and sometimes changes the rules for replanting or clearing. Around Moulière and the Pinail, part of the land lies within a Natura 2000 site, where some fellings or new tracks require an assessment of their effects. Finally, the oak woods have suffered from recent droughts; have an expert separate healthy trees from declining ones before the standing volume is valued.
The legal framework is national, but it calls for rigour. Below 4 ha, the sale must be notified to neighbouring woodland owners, who hold a right of first refusal; from 20 ha, the forest must be covered by an approved management plan (plan simple de gestion), which you will either take over or have drawn up.
