That puts the department above the Nouvelle-Aquitaine median (€3,995/ha) and above the national median (€4,936/ha). Year on year, the departmental median moved by −5.2%. Over the more robust 2020-2025 period, 1,384 sales give a median of €4,937/ha for a median plot size of 5.7 ha.

Before the law of 19 June 1857, which required municipalities to drain their heathland and sow it with pine, the Grande Lande was a country of marshes and sheep runs. Today’s forest was born of that transformation: a planted forest, largely in private hands, managed as even-aged maritime pine high forest, with sowing or planting, successive thinnings, clear-felling and then replanting. The poor, sandy soil often lies over alios, a hardened layer of cemented sand that restricts rooting; the network of crastes, the drainage ditches dug between plots, largely determines how well the pines grow.
Along the Leyre and its tributaries, a gallery forest of broadleaves breaks up the pinewoods, while around the old airials (farmstead clearings) pedunculate oak and Pyrenean oak recall the farming and grazing landscape of the past. On the Marensin and Maremne coast, cork oak grows among the pines, and the state-owned dune forests managed by the Office national des forêts hold the sand in place and are not for sale. The storms Martin and then Klaus, less than ten years apart, flattened whole swathes of the massif: much of it has been replanted since, so many forests on the market carry young pines, valued for the quality of the plantation rather than for the timber that could be harvested today.
The Landes market is active and very varied. Most transactions involve plots of a few hectares, bought by neighbours, by foresters enlarging their management unit or by individuals looking for a long-term investment. For the same area, the age of the stand sets the price: a clear-felled plot awaiting replanting, a plantation about ten years old and a pinewood ready for harvest are worth very different amounts. Large single-block forest estates also attract institutional investors and forestry investment groups (GFF), which let you buy shares rather than a whole forest.
South of the Adour, Chalosse, Tursan and the Pays d’Orthe form another market: woods of oak and mixed broadleaves, rarely large, sold with a farm or split off from one, on the hills of the Louts and Luy valleys. Fire risk shapes life in the massif. An inter-departmental regulation shared by Gironde, Landes and Lot-et-Garonne governs the use of fire in the forest, and statutory brush-clearing obligations apply around buildings in or near woodland. Prevention also relies on a network of tracks, ditches and water points maintained by forest fire protection associations (DFCI): ask the seller whether the plot belongs to one and what contribution it carries.
Then have the stand assessed by an independent forestry expert: density and regularity of planting, signs of Heterobasidion root rot (fomès) on stumps, bark beetle outbreaks, pine weevil damage in young plantings, processionary caterpillar nests. Check the boundaries and access for timber lorries: a landlocked plot with no track or right of way loses part of its value when the time comes to extract the timber. If the wood covers less than 4 ha, the owners of adjoining wooded plots enjoy a right of first refusal on the sale of small woods; from 20 ha upwards, an approved management plan (plan simple de gestion) is compulsory, and certain tax advantages depend on it.
