Hunting property for sale in Vienne belongs to two worlds. In the south-east, around Montmorillon, heath (brandes) and oak woods make big game country on the borders of the Brenne and the Limousin; in the centre and north, from the Mirebalais to the Loudunais, cereal plains lend themselves to partridge, hare and pheasant. Between the two, large forests such as Moulière, east of Poitiers, hold red deer, a species uncommon in western France that has found refuge there. This page presents the estates, woods and hunting grounds in the department offered by private sellers, agents and notaires; further listings are grouped on our national page of hunting estates for sale.

Access counts in this market: Poitiers, Châtellerault and Futuroscope each have a TGV station, and Poitiers is about one hour twenty from Paris-Montparnasse, which puts the department’s shoots within reach of hunters from both Paris and Bordeaux. Further down you will find the prices of forests and ponds sold in Vienne and the big game bag figures, then our pointers on the ground and the rules specific to the department, where ACCAs cover much of the land.

The price of a hunting estate in Vienne

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Vienne was €4,002/ha in 2025*, across 58 sales, with an average of €4,052/ha. That puts the department above the Nouvelle-Aquitaine median (€3,995/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by +32.3%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 318 sales give a median of €3,341/ha for a median plot size of 3.7 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds trade at a very different level: a median of €19,214/ha for the 24 ponds sold without buildings in Vienne between 2020 and 2025†, a sample too small to be representative; regionally, the median reaches €18,535/ha.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 1 of them in Nouvelle-Aquitaine. Their median asking price is €888,000 for a median size of about 68 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database.

Hunting property for sale in Vienne: heath, forest and plain

The Montmorillonnais, heath and big game country

In the south-east of the department, the Montmorillonnais is defined by its brandes, heather heath left by the degradation of the original forest, broken up by oak woods, pasture and valleys such as the Gartempe. This dense cover suits wild boar, roe deer and red deer. Hunting estates here often combine woodland, heath and grazing, and are hunted by driven days with scent hounds or by stalking. The quality of a ground depends on its continuity and its refuge areas: heath opened up too much by clearing, or cut through by fences, holds game less well. More generally, the hedgerow country of southern Vienne offers smaller hunting woods, often attached to a livestock farm.

Moulière forest, the Loudunais and the central plains

Around Poitiers, the Moulière forest, a sessile oak forest partly owned by the state, is the department’s main woodland block; the private woods that extend it benefit from the same wildlife. To the north, the Scévolles forest, south of Loudun, and the woods of the Châtelleraudais complete this wooded network. The limestone plains of the Mirebalais, the Loudunais and the Seuil du Poitou call for a different kind of shooting, over large arable fields. Part of these plains is classified as a Natura 2000 special protection area for the little bustard, a protected species: hunting remains possible, but some farming practices and works are regulated. As in the Beauce, the value of a plain shoot depends on its hedges, set-aside and grass strips.

ACCA, cull plan and fencing in Vienne

ACCAs (approved communal hunting associations created under the Verdeille Act) cover a large part of Vienne. In a commune that has one, a property whose single block stays below the opt-out threshold, 20 ha in law but higher where an order has raised it, is hunted by the communal association, which the owner may ask to join. Have the threshold applied in the department confirmed by the departmental hunters’ federation, and check whether the seller has had the land withdrawn and whether that exclusion will pass to the buyer: the answer sets the value of a medium-sized ground.

On ground you hunt yourself, ask for the red and roe deer allocations obtained in recent seasons under the cull plan (plan de chasse). Along the edge of the plains, boar damage crops, and the departmental federation compensates farmers out of hunters’ contributions: a ground reputed to be under-hunted may be asked to carry part of the cost. Lastly, in the heath as elsewhere, the act of 2 February 2023 requires fences in natural areas to be passable by wildlife, with 30 cm clear above the ground and a maximum height of 1.20 m; wire put up in the thirty years before the act must comply by 1 January 2027. Our article on fencing rules details the exceptions.
