New Aquitaine is the leading forest region in metropolitan France by wooded area: with nearly 2.8 million hectares of forests, it alone accounts for 17% of the national forest cover. The region is home to the largest artificial massif in Western Europe — the Landes de Gascogne forest —, dominated by maritime pine, but also vast hardwood massifs in Dordogne, Corrèze, Haute-Vienne, and the Pyrenean foothills, where oak, beech, and chestnut shape the landscape.

This forest diversity is reflected in the structure of the land market. With 7,102 transactions recorded between July 2020 and June 2025, New Aquitaine is the region with the largest volume of forest sales in France, representing nearly 23% of all national transactions. The regional median price stood at €3,667/ha over this period, a moderate level on a national scale explained by the preponderance of resinous massifs and rural areas with low land pressure.

This article provides a detailed analysis of forest prices in New Aquitaine, department by department, based on public DVF (Demandes de Valeurs Foncières) data from the Ministry of Economy. Data for the first half of 2025 are presented for information purposes: they are partial and must be interpreted with caution.

ma-propriete.fr statistics (DVF source)

Over the entire 2020-2025 period, the New Aquitaine forest market is characterized by a median price of €3,667/ha, for an average price of €4,588/ha. The gap between median and average — just over €900/ha — reflects the presence of a segment of small plots sold at a high unit price, particularly in Landes, Lot-et-Garonne, and Gironde. The median price remains the most reliable indicator for assessing market reality.

In the first half of 2025 (partial data, to be interpreted with caution), the median price reached €4,117/ha for 543 recorded sales, a level significantly higher than in previous years. However, this apparent increase must be put into perspective: the first half of the year often concentrates sales of a different nature than the second, and the sample is mechanically smaller. The year 2024 remains the most robust reference with 1,536 transactions and a median price of €3,785/ha, an increase of 2.1% compared to 2023.

The median transaction area stood at 4.27 hectares over the period, a figure higher than the national average (3.3 ha), consistent with the tradition of forest ownership in the Greater South-West.

The emerging trend is one of steady progression of the median price between 2021 and 2024, rising from €3,563/ha to €3,785/ha, representing a cumulative increase of 6.2% over three years. The number of transactions remains stable around 1,450 to 1,540 sales per year during full years, a sign of a fluid and active market. New Aquitaine stands out as the region where the most forests are sold in France, with a cumulative volume of nearly 67,000 hectares exchanged over five years.

Ministry of Agriculture statistics (SAFER source)

The SAFER Group publishes an annual analysis of forest prices at the scale of large forest regions (GRECO/IGN breakdown), which do not exactly coincide with administrative regions. New Aquitaine falls mainly under the "South-West" zone in the SAFER nomenclature, with some departments attached to the Massif Central (Corrèze, Creuse, Haute-Vienne).

According to SAFER data, the average price of unbuilt forests in the South-West zone stood at €3,390/ha in 2024, an increase of 21.5% compared to 2019. Over the same period, the national average increased by 15.8%, from €4,190 to €4,850/ha. The dynamics of the South-West are therefore more pronounced than the national average, while remaining at significantly lower price levels.

The gap between the regional price (South-West SAFER) and the national average is gradually narrowing: it went from -37% in 2016 to -30% in 2024. This partial catch-up testifies to the growing attractiveness of New Aquitaine forests, driven in particular by the good valuation of maritime pine and the increasing interest of institutional investors in the large massifs of the South-West.

It is important to note that the SAFER methodology differs from that used by ma-propriete.fr: SAFER applies a hedonic model (at constant quality) and uses a geographical breakdown by large forest regions (GRECO), while our analysis is based on the direct exploitation of the DVF database with an administrative breakdown. The orders of magnitude remain consistent: the DVF median price (€3,785/ha in 2024) and the SAFER South-West average price (€3,390/ha in 2024) reasonably converge.

New Aquitaine has twelve departments, each presenting a distinct forest profile and price level. The disparity is notable: the median price varies from €2,443/ha in Charente to €4,937/ha in Landes over the entire 2020-2025 period. This range reflects differences in species, productivity, land pressure, and buyer profiles.

Charente presents the most accessible forest prices in New Aquitaine, with a median price of €2,443/ha over the 2020-2025 period for 274 transactions. In 2024, the median price stood at €2,387/ha (63 sales). In the first half of 2025 (partial data, to be interpreted with caution), it reached €2,424/ha for 18 sales.

The department is characterized by deciduous woods (pubescent oak, chestnut) on limestone soils, with moderate productivity. The exchanged areas are relatively large (median at 4.43 ha), and the market is primarily aimed at local buyers and neighboring owners.

Charente-Maritime displays a median price of €2,676/ha over 316 transactions between 2020 and 2025. In 2024, the median price stabilized at €2,658/ha (72 sales), a level identical to that of 2022 and 2023. In the first half of 2025 (partial data, to be interpreted with caution), the median price rose back to €3,040/ha for 20 sales.

The forest landscape here is dominated by oak groves and coastal woods. The market remains relatively modest in volume, with a median area of 4.15 ha. Proximity to the coast influences the upper end of the price range for certain wooded plots with recreational potential.

Corrèze presents a marked upward dynamic. The median price rose from €2,540/ha in 2020 to €3,452/ha in 2024 (126 sales), an increase of 36% in four years. In the first half of 2025 (partial data, to be interpreted with caution), the median price reached €3,747/ha for 47 sales. Over the entire period, the department totaled 619 transactions for a median price of €3,054/ha.

A medium-mountain department covered more than 50% by forest, Corrèze is home to varied stands: chestnut groves, beech forests, Douglas fir, and resinous plantations. The increasing attractiveness of the department for forest investors contributes to the observed rise.

Creuse displays a median price of €2,720/ha over 296 transactions between 2020 and 2025. The market is more volatile than in neighboring departments, due to a smaller number of sales. In 2024, the median price stood at €3,080/ha (65 sales). In the first half of 2025 (partial data, to be interpreted with caution), it reached €3,314/ha for 26 sales.

Creuse is one of the most wooded departments in New Aquitaine. Its forests consist of hardwoods (oak, beech, chestnut) and softwoods (Douglas fir, spruce), with some of the highest median areas in the region (5.11 ha). Moderate prices attract buyers looking for large estates with a controlled budget.

The leading department in New Aquitaine by number of transactions (1,190 sales between 2020 and 2025, excluding Gironde and Landes), Dordogne displays a median price of €2,740/ha. In 2024, the median price stood at €2,819/ha (249 sales). In the first half of 2025 (partial data, to be interpreted with caution), it reached €3,000/ha for 65 sales.

Dordogne is nearly 45% covered by forest, with a great diversity of species: oak groves, chestnut groves, walnut trees, and maritime pines in the south of the department. The forest market there is very active, with a regular flow of transactions of about 250 sales per year in full years. Prices remain among the most accessible in the region, making it a prime choice for a first forest investment.

Gironde, which houses a large part of the Landes de Gascogne massif, constitutes the second-largest forest market in France by volume of transactions: 1,507 sales over five years. The median price stood at €4,216/ha, a level significantly higher than the regional average. In 2024, the median price reached €4,324/ha (330 sales). In the first half of 2025 (partial data, to be interpreted with caution), it maintained at €4,275/ha for 154 sales.

The Girondine maritime pine massif, exploited for lumber, pulping, and resin, gives the plots a real productive value. Proximity to the Bordeaux metropolis adds a land pressure factor on plots located in suburban areas. Transactions involve median areas of 4.09 ha, with maximum values reaching €35,920/ha over the period.

Landes constitutes the heart of the Landes massif and displays the highest prices in New Aquitaine. The median price stood at €4,937/ha over 1,384 transactions, with a sustained upward dynamic: from €4,313/ha in 2020 to €5,462/ha in 2024 (286 sales), representing a 27% increase in four years. In the first half of 2025 (partial data, to be interpreted with caution), the median price reached €5,187/ha for 110 sales.

Maritime pine very largely dominates, exploited by a structured and high-performance wood industry. Exchanged areas are the largest in the region (median at 5.65 ha), reflecting a market geared toward productive investment. Demand remains sustained, driven by forest groups, institutional investors, and silviculturist owners.

Lot-et-Garonne shows a median price of €4,819/ha across 531 transactions, a high level explained by its proximity to the Landes forest massif and the presence of productive pine forests in the western part of the department. In 2024, the median price stood at €4,871/ha (130 sales). In the first half of 2025 (partial data, to be interpreted with caution), it reached €5,200/ha for 41 sales.

The market is characterized by more modest median surface areas (2.49 ha), a sign of land fragmentation and a significant share of transactions between neighbors or small complementary plots. The gap between the median price and the average price (€5,585/ha) remains contained, indicating a relatively homogeneous price distribution.

The department is divided between the wooded Pyrenean foothills (beech and oak forests) and mountain areas. The high price dispersion reflects the diversity of the properties traded: mountain plots with very low value sit alongside high-quality woodland in the valleys. The relatively small number of transactions calls for caution when interpreting annual changes.

Analysis methods and statistical limitations

DVF transaction analysis method used

The statistics presented in this article are derived from the DVF (Demandes de Valeurs Foncières) database, published as open data by the Ministry of the Economy. This database records all real estate and land transactions registered by land registry services.

To isolate the forest market, ma-propriete.fr applies the following filters: only transfers where the type of property is coded as "bois" (wood) or "forêt" (forest) are retained. Transactions involving surface areas of less than 1 hectare are excluded, as are those with a price per hectare below €500/ha or above €100,000/ha (thresholds intended to discard data entry anomalies). Finally, for each department, the 50% extreme values (lowest 25% and highest 25%) are removed to smooth the effects of atypical transactions and produce indicators more representative of the current market.

The period covered extends from July 1, 2020, to June 30, 2025, representing five rolling years. The years 2020 (second half only) and 2025 (first half only) are partial and cannot be directly compared to the full years 2021-2024.

Limitations of DVF data

Several limitations should be kept in mind when reading these statistics:

  • Alsace-Moselle excluded: The three departments of Bas-Rhin, Haut-Rhin, and Moselle are not covered by the DVF database due to the local land regime (land book). National and Grand Est region statistics are therefore incomplete for this area.
  • Mixed properties: Some transactions involve properties comprising both wooded plots and land of another nature (meadows, agricultural land, buildings). The price per hectare may then be biased upward if a significant portion of the value is attributable to buildings or other non-forest elements.
  • Company shares not included: DVF data does not cover the transfer of shares in companies such as Forestry Groups (GF) or Forestry Savings Companies (SEF). However, these structures hold a significant share of large French forest estates, often equipped with Simple Management Plans and featuring higher-than-average price levels. The "via companies" forest market therefore escapes DVF analysis.
  • Partial year 2025: Data for the first half of 2025 is incomplete and based on a reduced sample. It is presented for information purposes and does not constitute a robust basis for trend analysis.
  • Filtering thresholds: The statistical processing applied (exclusion of extreme values, price thresholds) necessarily introduces methodological choices that influence the results. Real transactions may be excluded if they fall outside the chosen boundaries.

Differences with SAFER statistics

Statistics published by the SAFER Group in its annual report Le Prix des Terres (Land Prices) rely on a different methodology:

  • Geographic scope: SAFER uses a breakdown into major forest regions (GRECO/IGN), which does not correspond to administrative regions. Nouvelle-Aquitaine is thus divided between the "South-West" zone (Gironde, Landes, Lot-et-Garonne, Dordogne, Charentes) and the "Massif Central" (Corrèze, Creuse, Haute-Vienne). This difference in scope makes direct comparison difficult.
  • Hedonic model: SAFER adjusts its prices using an econometric model that accounts for property quality (species, stand age, accessibility, silvicultural potential). The SAFER price therefore reflects a price "at constant quality," while the DVF price from ma-propriete.fr is a raw observed price.
  • Filters: SAFER only retains sales involving at least 80% wooded area in the cadastre and at least 1 hectare. Criteria for excluding outliers also differ.

Despite these differences, orders of magnitude remain consistent between the two sources. The DVF median price (€3,785/ha in 2024 for Nouvelle-Aquitaine) and the SAFER South-West average price (€3,390/ha in 2024) converge reasonably, confirming the region's position in the lower range of the national market.

Conclusion

The forest market in Nouvelle-Aquitaine stands out for its dynamism: as the leading region in France by the number of transactions, it offers a wide range of prices and forest profiles. The regional median price of €3,785/ha in 2024 reflects an accessible market, driven by the importance of the Landes massif and the diversity of deciduous and coniferous woodlands in Périgord, Limousin, and the Basque Country.

The trend has been one of moderate and steady growth since 2021, in line with national dynamics. Landes and Lot-et-Garonne concentrate the highest prices (around €5,000/ha), while Charente, Dordogne, and Creuse remains the most affordable departments (around €2,500 to €3,000/ha).
