Yvelines is the top of the Île-de-France market. Country houses sold for a median €346,650 in 2025, or €2,966/m², and large homes reached a median €1,524,000 over 2021-2025, with a P10 floor of €865,000. A property with one or more gîtes therefore starts from a higher base than in Seine-et-Marne or Essonne. Tourist inland (€362,912) and peri-urban countryside (€365,872) are almost level; the sharp rise shown for the former rests on few sales. Peri-urban prices fell by 7.4% between 2021 and 2025, which leaves room to negotiate on properties needing work.
In the south-east, the Haute Vallée de Chevreuse, with the Yvette and Rémarde valleys, Dampierre and Port-Royal des Champs, is the most expensive area, with guests all year. Further south, Rambouillet and its state forest offer isolated farms and houses on the woodland edge. To the west, Montfort-l'Amaury, Houdan and the Versailles plain remain rural, with lower prices and mostly weekend guests. In the north, the Seine loops, Saint-Germain-en-Laye and the Mantois combine heritage and riverbanks. The A13 and A12 motorways, the N10 and N12, RER lines A and C and Orly airport serve the department; the nearest high-speed station is Massy, in neighbouring Essonne.
Millstone-grit houses, limestone plateau farms and 19th-century villas lend themselves to gîtes in outbuildings or barns.
