These figures describe the outer ring, not the urban market of Sceaux or Saint-Cloud. For a property combining a home and rental units, the closest benchmark is the regional large-home market: a median of €1,263,100 over 2021-2025, with the price per m² up from €2,830 in 2021 to €4,247 in 2025. In the 92, a gîte project is first a question of land cost.
In the north, from Gennevilliers to Asnières-sur-Seine and around La Défense, demand is mostly business-led and fills weekdays. To the west, Rueil-Malmaison, Suresnes and Mont Valérien, then Saint-Cloud, Garches, Vaucresson, Marnes-la-Coquette and Ville-d'Avray offer wooded hillsides and the Fausses-Reposes forest: the most sought-after area for a house with a garden. To the south, Meudon and its forest, Sèvres and Sceaux combine suburban streets and parks. The A13 and A86, RER lines A, B and C and both Paris airports provide access. Housing mixes late 19th-century millstone or brick villas, interwar detached houses and small blocks of flats; co-ownership rules may ban short lets. The Seine banks from Boulogne-Billancourt to Villeneuve-la-Garenne can flood, the south and the Meudon and Bagneux hillsides have old underground quarries, and shrink-swell clay affects some foundations: read the risk report attached to the compromis de vente (preliminary contract). Above all, in the inner-ring departments, letting a home that is not your main residence as a holiday let normally requires change-of-use permission from the mairie (town hall): check before you buy. Each unit must then be registered, with energy rules phased in; the national online service provided for by the Le Meur law of 19 November 2024 is not yet in place and is due to open in the fourth quarter of 2026. A compromis de vente is followed by the final deed signed before a notaire, the public officer handling property sales.
