Choosing a luxury property for sale in Val-d'Oise means weighing two quite distinct landscapes: the French Vexin, a farming plateau dotted with limestone villages once favoured by Impressionist painters, and the Oise and Seine valley, where master houses and former bourgeois properties sit alongside the woods of L'Isle-Adam and Carnelle. Chateaux, gentleman's residences and master longères coexist here with rural buildings strongly marked by stone and wattle-and-daub, a mix that shapes both the price range and the upkeep involved. This page gathers real price benchmarks for the department's large residences, a tour of sought-after areas from the Vexin to the Oise valley, the features of local buildings and the checks to carry out before buying in a farming zone or at a forest edge. It also weighs the preserved farming plateau against the more urbanised valley, two settings that draw quite different buyers. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. In the French Vexin, residences stand out through their local limestone, slate or flat-tile roofs and dressed-stone porches typical of the area's listed villages; fortified farmhouses, converted into gentleman's residences with an enclosed courtyard and service wings, are characteristic of the plateau. Along the Oise valley, at Auvers-sur-Oise or L'Isle-Adam, master houses take on a more leisure-retreat character, with verandas, ornamental gardens and sometimes direct access to the river, a legacy of the riverside villas built for weekend use.
Outbuildings play an important role in these properties: timber-framed barns, dovecotes, former farm service wings, often converted into artists' studios or secondary housing in the Vexin, a source of inspiration for many nineteenth-century painters who came to paint the surrounding villages. A park planted with century-old trees or a stretch of water frequently accompanies properties near the L'Isle-Adam and Carnelle forests, and buyers should expect the upkeep of mature planting to weigh on the annual budget.
The French Vexin, around Magny-en-Vexin and Marines, remains a sought-after area for its preserved villages and strongly farming character. The Oise valley, from L'Isle-Adam to Auvers-sur-Oise and Beaumont-sur-Oise, attracts buyers looking for wooded properties close to the river. To the south-east, the Pays de France and the plaine de France, towards Domont and Montmorency, offer master houses in a more urbanised setting, while the Montmorency valley keeps a few large retreat residences dating from the same period.
Charles-de-Gaulle airport and its associated TGV station at Roissy connect the south-east of the department directly to the high-speed network, alongside the Transilien H and J lines. The most sought-after areas remain the preserved Vexin and the edges of L'Isle-Adam, while the Pays de France and the north of the department offer comparable properties at more accessible levels, a gap worth weighing against daily commuting patterns.
In the French Vexin, part of the territory falls within the regional nature park, which governs extensions, façade colours and permitted roofing materials; always check the rules that apply to the commune before any renovation project. Farmland adjoining a property can be subject to the SAFER's pre-emption right and to farming leases in place, which limit how much land is actually available on completion.
On the technical side, fortified Vexin farmhouses need a thorough check of timber framing and roofing, often old; in the Oise valley, houses close to the river can be exposed to flood risk, set out in the flood risk prevention plan. Have a full survey drawn up before any offer, particularly covering the timber frame, drainage and the condition of exposed woodwork facing the prevailing weather.
