A luxury property for sale in Val-de-Marne remains uncommon: the department has kept a number of bourgeois residences and master houses along the Marne, notably around Nogent-sur-Marne, Saint-Maur-des-Fossés or Champigny, but most of the area became urbanised through the twentieth century, leaving little room for large parks and estates with outbuildings. Buyers seeking a chateau or manor house with land usually turn to nearby Seine-et-Marne or Essonne, where the choice of estates is considerably wider. Still, browse every luxury property for sale listed by private owners, specialist agencies and notaries in Val-de-Marne.
This page sets out plainly the reality of a narrow market, the neighbourhoods where riverside master houses remain and the checks to make before buying one. It also points you towards neighbouring departments, richer in properties with land, without giving up proximity to Paris or the quality of daily commuting links into the city centre. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
This inner-suburb department has no rural municipalities: the benchmarks below are those of the Île-de-France region.
In Île-de-France, 90 sales were recorded in 2025, with a median price of €1,445,000* and a floor/ceiling range (P10–P90) of €700,000 to €3,496,500; the 2025 national median stands at €822,000 (981 sales).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

Master houses in Val-de-Marne cluster along the loops of the Marne, at Nogent-sur-Marne, Le Perreux-sur-Marne and Saint-Maur-des-Fossés, where late nineteenth and early twentieth-century bourgeois villas remain, built in rubblestone or brick, sometimes with a garden running down to the river. Originally built as retreats for the Parisian bourgeoisie, most of these residences have since been absorbed by urban growth, though a few still keep their original plot, complete with a boundary wall, mature planting and a period ironwork gate.
The condition of these houses varies widely depending on the work carried out by successive owners: original verandas preserved or replaced, interior panelling kept or removed, fireplaces sometimes boxed in during later renovations. A garden sloping down to the Marne, with a jetty or water access, is a sought-after feature but calls for checking riverbank easements before making any offer, along with any navigation rules that apply to that stretch of the river.
The triangle of Nogent-sur-Marne, Le Perreux-sur-Marne and Saint-Maur-des-Fossés remains the most sought-after area in the department for this type of property, thanks to the river's proximity and a more open residential fabric than elsewhere. Elsewhere in Val-de-Marne, from Créteil to Vitry-sur-Seine and Villejuif, the market stays almost entirely urban, with no farming or forest estate to draw on. For a genuine chateau, manor house or wooded estate, nearby Seine-et-Marne and Essonne offer a far wider choice, with notably larger grounds attached.
The department has no station served by TGV; it benefits from RER A and D lines and several Transilien routes towards Paris and neighbouring TGV stations. For a property with woodland, a lake or open land, it generally makes more sense to direct the search towards neighbouring outer-ring departments, where farm outbuildings remain genuinely usable and asking prices stay easier to compare.
Properties along the Marne are subject to specific rules linked to flood risk, set out in the flood risk prevention plan; some riverside plots are partly unbuildable or subject to towpath easements that limit fencing and planting near the water. The local plan in communes such as Saint-Maur-des-Fossés also governs the height of extensions and planting in gardens running down to the water, including for a modest private jetty.
On the technical side, these older master houses often have drainage networks that need modernising and roofs needing attention after decades of occupation. Have the foundations near the river checked, since they are sensitive to water-level changes, before committing to a purchase offer, particularly on the oldest sections of the building and on any cellar walls close to the waterline, where damp can settle unnoticed for years.
The rare luxury property listings in Val-de-Marne are placed by private owners, specialist agencies and notaries; filter them by property type, price and floor area, and set an e-mail alert to be notified promptly as soon as a riverside master house comes to market in this narrow segment, where suitable listings can be few and far between throughout much of the year.
