An arable farm for sale in Allier is nearly always found in the east of the department, where the Limagne bourbonnaise and the Allier valley carry the deep soils that suit wheat, barley, oilseed rape, sunflower and maize. Elsewhere the bocage lives on grass and Charolais cattle, and cropland belongs to mixed systems. The holdings gathered here are entrusted by farmers winding down, by rural transaction firms and by notaries, and they set out the cropped share, the drainage, the storage available and the machinery included. They join our national selection of arable farms for sale.

What follows fills the gap the listings leave: local land values, the parts of the department where a grain farm comes free, how the buildings really stand, and the checks specific to combinable crops. If you are putting together a setting-up file, our white paper « Créer une exploitation agricole » (in French) walks through each stage, from legal structure to funding the takeover.

Arable land prices in Allier (03) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Allier (03) works out at €3,520/ha and the average at €4,174/ha, across 239 transactions. The central range covering 80% of sales runs from €2,503 to €7,154/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €4,220/ha in 2025 for vacant land and pasture (+1.2% over twelve months, +13.1% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

On a crop farm, an asking price covers far more than hectares. It covers a sound shed and properly ventilated bins, a dryer or ready access to the cooperative's, a concrete apron, a workshop, and whatever machinery stays on the farm. Soil quality, a maintained drainage network, the shape of the blocks and the collection contract weigh just as heavily. Cross-check all of it with our land price observatory, then model your deal with our financial calculators.

What makes an arable farm for sale in Allier (03) different

Soils, drainage and grain stores

Start with the soil itself: depth, clay content, how it dries out in spring, how well it carries machinery at harvest. Many parcels in the Bourbonnais have been drained, so ask for the layout of the collectors, when the work was done and what state the outfalls are in, because redoing drainage is expensive. Then come the buildings: the grain store, the bins and their ventilation, a dryer if there is one, the intake pit, the weighbridge and an enclosed machinery shed. A holding able to store its own harvest keeps control of when it sells; one without capacity delivers straight off the field and lives by the collector's timetable.

Machinery is a heading in its own right on these systems, and often a heavy one: tractors, cultivation equipment, drill, sprayer, trailers and sometimes a combine owned outright rather than shared. Have it valued separately, with hours run and service history. Where the sale ties together house, buildings and land, separate the working value from the residential value at the outset. Basic payment entitlements, stocks and the growing crop are dealt with in their own documents, to be timed with the seller around the CAP calendar.

The cropping districts of the Bourbonnais

The Limagne bourbonnaise, from Gannat to Varennes-sur-Allier and Saint-Pourçain-sur-Sioule, holds the most sought-after soils and the dearest land in the department, and some irrigated sectors grow crops under contract. The Allier valley, north towards Moulins, offers alluvial ground that works easily. The Sologne bourbonnaise, around Dompierre-sur-Besbre, brings more variable arable land to the market, where drainage makes the difference. Westwards, the bocage bourbonnais and the Montluçon country stay grass-led, with cropping folded into mixed farms.

Competition between neighbours is the main obstacle on the best ground, where sales are frequently settled before any wide advertising. Moving towards the Montagne bourbonnaise or the edge of the Combraille brings more affordable units, but also lower yield potential and scattered parcels. That trade-off is best judged in cost per worked hectare rather than in purchase price alone.

Legal and technical points to watch

A change of operator falls under the structures control, the French authorisation regime for taking on farmland: a declaration or a formal application is required depending on the area, on any partners and on your qualifications. SAFER, the rural land agency, monitors farmland transfers and holds a pre-emption right that belongs in your timetable. Where the farm is partly rented, go through each lease: remaining term, rent, environmental clauses, the landlord's right to take the land back. A cereal farm resting mostly on rented ground exposes the buyer more than one held freehold.

Technically, ask for the cropping and liming history, look for perennial weeds in the fields, and check the ditches and outfalls after a wet winter. Drinking water catchments in the Allier valley bring local requirements on fertiliser use and spraying, so ask whether any parcel is affected. Finally the pesticide store, the fuel tank and the sprayer filling area all have to meet current rules, and putting them right falls to the buyer.

The holdings shown here are entrusted by private owners, by agencies specialising in rural property and by local notaries. Sort by area, by budget or by cropping system, set an alert to follow new handovers as they are announced, and carry the search on through the arable farms for sale in Auvergne-Rhône-Alpes.
