An arable farm for sale in Puy-de-Dôme is nearly always found in the Limagne, the plain of deep dark soils that ranks among the best ploughland in France, or along the Allier valley from Issoire up to Riom and Maringues. Soft wheat, maize, seed maize, rape and sunflower shape the rotation, with a share of specialist crops alongside. Farmers approaching retirement, notaries and rural agencies describe each holding in terms of area, irrigation equipment, storage capacity and machinery. These properties join the whole of our national listing of arable farms for sale.

This page adds what actually gets negotiated: the level of ploughland values in the department, the districts where holdings come up, the condition of buildings and equipment, and the approvals to obtain before signing. If you are preparing a first entry into farming, our white paper « Créer une exploitation agricole » (in French) sets out the administrative and financial route.

Arable land prices in Puy-de-Dôme (63) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Puy-de-Dôme (63) works out at €3,700/ha and the average at €4,808/ha, across 243 transactions. The central range covering 80% of sales runs from €2,039 to €9,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €4,150/ha in 2025 for vacant land and pasture (-2.8% over twelve months, 0.0% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Here the worth of a production unit rests first on the agronomic potential of the fields and on access to water, two things the Limagne charges dearly for. Then come the regularity of the blocks, field drainage, the bins and dryer, the shed, the harvest chain, the basic payment entitlements and the contracts held with a co-operative or grain merchant. Place your project against the land price observatory, then test how it stacks up with the financial calculators.

Arable farms for sale in Puy-de-Dôme: what stands out locally

Irrigation, grain storage and machinery

Irrigation clearly separates one property from another. A cereal farm with a permitted borehole, a maintained pumping station, reels or a pivot, and an allocated abstraction volume, is not worth the same as a holding farmed entirely dry. Buyers check the power available, the age of the pumps, the layout of the hydrants and the condition of buried mains. Storage follows: bin capacity, ventilation, a dryer that becomes essential where maize weighs heavily in the rotation, conveyors and the intake pit. The machinery line-up, often substantial on holdings of this size, is costed separately, all the more so where part of the work is done by a contractor or a machinery-sharing co-operative.

Production contracts count as well. Seed multiplication, widespread across the plain, implies an agreement with a seed company, fields isolated from other crops and sometimes dedicated drying facilities; all of this passes with the holding and deserves discussion before an offer is tabled. Where the sale includes a manor house or an old courtyard farmstead, its value belongs to the local residential market and is better pulled out of the overall asking price.

The Limagne plains and the fringes of the department

Cropping occupies the Limagne in its broad sense: the Limagne of Riom and Maringues to the north, the Clermont and Lezoux plain in the centre, the Limagne of Issoire to the south, together with the terraces of the Allier valley. The soils are deep and fertile, which explains a tight land market and how rarely farms change hands. The Billom area and the low hills beyond it mark the transition to broken, uneven blocks. The Combrailles, the Livradois-Forez, the Sancy and the Cézallier, by contrast, are livestock country, where cereals mostly feed the herd.

Good arable land in the Limagne rarely reaches the open market: much expansion happens through the transfer of tenancies instead. Districts on the edge of Clermont-Ferrand face competition from housing and infrastructure as well. Buyers working to a tight budget therefore look towards the margins of the department, where the price per hectare falls as the cropping potential drops away.

Water rights, structures control and tenancies

The abstraction permit is the first paper to ask for: allocated volumes, restriction periods, membership of the basin's collective water management body and compliance of the borehole itself. Recent drought orders give a fair idea of the real risk in the area you are targeting. The second document is the field register, which reveals drained blocks, wet ground and easements. Taking over a crop farm then goes through the structures control, the French authorisation regime that examines the area being taken on, and through SAFER's pre-emption right over farmland sales.

How the land is held deserves close reading: in the Limagne a large share is rented, the rural lease continues with the incoming farmer subject to the landlord's agreement, and rents rank among the highest in the region. Ask for the leases, the amendments and the record of rent reviews. Basic payment entitlements, the CAP declaration in progress and any agri-environmental commitments transfer under precise rules, to be settled with the seller well before the filing deadline.

The properties gathered here are entrusted to us by farmers handing over, by agencies specialising in rural property and by notarial offices. Use the filters for area, price and production, save an alert on your criteria, and then widen your watch to arable farms for sale in Auvergne-Rhône-Alpes.
