Hunting for an arable farm for sale in Haute-Savoie means hunting for scarce land. This alpine department lives mainly off dairy farming and its cheeses, and the ploughable ground sits in the lower country: the Albanais, the Genevois, the Usses valley, the La Roche-sur-Foron basin and the lower Chablais. Wheat, barley, oilseed rape and above all maize are frequently grown to feed the herd before any grain is sold. Listings come from farmers preparing a handover, rural property firms and notaries, and set out the field layout, the tenure arrangements and the machinery included. You will find them among the arable farms for sale across France.

Beyond the listings, this page supplies the benchmarks missing when you put a figure on an offer: where local land values stand, which areas still hold blocks of contiguous fields, what condition the sheds and bins are in, and the constraints on a crop farm working under heavy urban pressure. Our white paper « Créer une exploitation agricole » (in French) walks new entrants through the setting-up process.

Arable land prices in Haute-Savoie (74) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Haute-Savoie (74) works out at €8,000/ha and the average at €7,821/ha, across 19 transactions. The central range covering 80% of sales runs from €4,690 to €10,394/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark, the market's second yardstick, gives €9,680/ha in 2025 for vacant land and pasture (+2.0% over twelve months, +11.8% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Acreage only tells part of the story here. What also counts is the agronomic potential of the soil, the option to irrigate from a declared borehole, the drainage of wetter fields, covered storage capacity, ventilated bins, the state of the machinery line-up and control of the surrounding parcels. Add to that the basic payment entitlements attached to the holding and the strength of the outlet, cooperative or grain merchant. Our land price observatory and our financial calculators let you put figures on each of these points.

What sets arable farms for sale in Haute-Savoie apart

Soil potential, cropping plan and machinery

The cultivated ground lies on valley-floor alluvium, stony terraces and molasse plateaux whose depth varies sharply from one field to the next. The usual rotation combines wheat, barley and maize, with oilseed rape and occasionally sunflower or protein crops where the sequence needs lengthening. Before making an offer, have a soil pit opened, ask for the soil analyses and the results of recent harvests, and look closely at available water capacity: a droughty terrace and a deep silt do not deliver anything like the same margin per hectare. A declared borehole, a maintained drainage network or even a working ditch then weigh heavily in the bargaining.

As for buildings, a cereal farm here usually amounts to one shed, a few bins and a workshop, with a grain drier the exception rather than the rule. Check the load-bearing floor, the clearance under the trusses, articulated-lorry access and the electrical compliance. The machinery line, combine included, is sometimes taken over as a block: insist on an itemised valuation, machine by machine, rather than a lump sum. Where the sale includes the farmhouse and the land, have the dwelling, the farm buildings and the ground valued separately, because in such a residential department the house quickly swallows most of the asking price.

Where the cropland actually lies

Cropping concentrates in the low ground: the Albanais around Rumilly and Alby-sur-Chéran, the Genevois from Frangy to Saint-Julien-en-Genevois, the Usses valley, the La Roche-sur-Foron basin and the Plaine des Rocailles, and finally the lower Chablais between Douvaine and the Thonon plain. These areas offer larger, workable fields, whereas the rest of the department is grassland and mountain. Closeness to Geneva and Annecy keeps the market tight: urban growth, infrastructure schemes and residential demand push land well above its purely agricultural worth.

Sales are few and rarely advertised openly: most grain farm handovers are settled between neighbours or through SAFER, the rural land agency. Arable land in a single block is exceptional; more often a buyer rebuilds a workable farm lot by lot, mixing purchase and tenancy. Widening the search into neighbouring Savoie or Ain opens up opportunities at prices that are easier to carry.

Regulatory and tenure checks

Every land purchase goes through the structures control, the French authorisation regime governing how far a holding may expand, and remains exposed to SAFER's pre-emption right: the notary notifies the sale and a priority candidate may step into your shoes. Where fields are let, the rural lease carries on with the new owner, along with its rent, its remaining term and the sitting tenant's own right of pre-emption. Ask for the written leases, the schedules of condition and the history of notices to quit, since an old verbal arrangement makes a takeover considerably harder.

Next, check the transfer of basic payment entitlements, which do not automatically follow the land and require a specific clause and a CAP declaration filed on time. Ask the commune about zoning under the local urban plan, because a field earmarked for development changes both nature and use. Finally, confirm the water abstraction permits, the borehole declaration and the upkeep of the drains, three matters that tend to resurface after completion.

What you see here mixes private sales with instructions given to rural estate agencies and files handled by notaries. Narrow the results by area, price or property type, switch on an alert so you hear the moment a new file goes online, and carry the search further among the arable farms for sale in Auvergne-Rhône-Alpes.
