Looking for an arable farm for sale in Ain means choosing between two very different farming worlds. The Plaine de l'Ain, the Saône valley and the Dombes carry deep, often irrigated soils where maize leads the rotation ahead of wheat, barley and oilseed rape. The Bugey and the Revermont, further east, keep their cropland to the valley floors. What you see here is placed by growers organising their handover, by rural land practices and by notaries, and states the cropped area, access to water, storage capacity and the machinery included. Each one sits within our national selection of arable farms for sale.

This page adds what listings rarely say: what farmland is worth locally, which parts of the department put a cereal farm on the market, how to judge the sheds and the dryer, and the checks that belong to a combinable crop system. If you are preparing to set up or take over, our white paper « Créer une exploitation agricole » (in French) sets out the route from professional qualification to funding plan.

Arable land prices in Ain (01) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Ain (01) works out at €3,000/ha and the average at €3,187/ha, across 144 transactions. The central range covering 80% of sales runs from €1,959 to €4,500/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €4,200/ha in 2025 for vacant land and pasture (+3.7% over twelve months, +12.3% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Hectares alone never explain the price of a grain farm. Much of the value sits in the tools: the shed and its ventilated bins, the dryer, the intake pit, the weighbridge, the workshop, then the machinery handed over with the holding. Add access to irrigation, the state of the drainage, how tightly the blocks sit together, and the strength of the outlet, cooperative or merchant, under contract or not. Weigh all of it against our land price observatory and test your figures with our financial calculators.

What sets arable farms for sale in Ain (01) apart

Storage, drying and the machinery line

On a crop farm the storage facility counts almost as much as the soil. Look at the covered area, the height under the trusses, the condition of the frame and roof, the number of bins and how they are ventilated, and whether there is an intake pit, an elevator and a weighbridge. Maize harvested wet calls for a working dryer, or quick access to the collector's own, a question worth asking on the first visit. As for machinery, the seller usually passes on the main tractor, the drill, the sprayer and the cultivation equipment, while the combine often belongs to a machinery cooperative or to a contractor.

Where the sale bundles the dwelling house, the buildings and the land, ask for a line-by-line breakdown: farm buildings, housing, owned land and machinery are neither financed nor written down in the same way. Basic payment entitlements follow their own transfer procedure, which has to be arranged with the seller ahead of the CAP declaration. Stocks, fertiliser and seed held back and the growing crop also need a joint inventory rather than being swallowed into one headline figure.

Where the cropland lies

Arable land is concentrated in the Plaine de l'Ain and along the Saône, on deep soils where maize alternates with wheat, barley, rape and, in places, soya. The Dombes mixes cropping with its fish ponds, so blocks there can be constrained by the water bodies and by the way the ponds are drawn down. The Bresse, around Montrevel-en-Bresse and Saint-Trivier-de-Courtes, combines cereals with livestock, which keeps the parcels offered smaller. The Bugey, the Revermont and the Valromey follow another logic altogether, with slopes and scattered plots.

Demand stays firm along the corridor linking Bourg-en-Bresse, Ambérieu-en-Bugey and Meximieux, where neighbours expanding and the pull of the Lyon conurbation thin out the opportunities. The north of the department, towards Pont-de-Vaux and Bâgé, and the inner Dombes release complete units more readily, buildings and house included. Widening the search by a few cantons changes what you can realistically reach.

Checks to run before taking over

Every takeover goes through the structures control, the French authorisation regime for farming land: depending on the area involved and on your own background, the deal needs either a declaration or a prefectural authorisation to farm, assessed against the regional policy document. SAFER, the rural land agency, is notified of farmland sales and may pre-empt, which stretches the timetable. Where parcels are rented, the rural lease carries on with the buyer: read it in full and note the renewal date, the rent level and the entry schedule of condition, because those clauses drive the economics.

On the technical side, irrigation deserves separate scrutiny: where the water comes from, whether the borehole is declared or authorised, the volume allocated under collective management, and the state of the reels and buried mains. Older drainage needs an up-to-date plan and regular clearing of the outfalls. Part of the department is classed as a nitrate vulnerable zone, which governs fertiliser use and cover cropping between harvests. Finish with the pesticide store and the shed roofs.

Private sellers, rural transaction firms and notaries feed this page as holdings come to market. Narrow the results by area, by price or by rotation, switch on an alert so a new listing reaches you as it appears, and push the search out to every arable farm for sale in Auvergne-Rhône-Alpes.
