A gîte for sale in Île-de-France serves a different market from France's big holiday regions: Parisians after a country weekend, overseas visitors combining Paris with its châteaux, wedding guests and business travellers. Yet the region has plenty of countryside: the forests of Fontainebleau and Rambouillet, the Vexin français, Haute Vallée de Chevreuse and Gâtinais français regional nature parks, and the valleys of the Seine, Marne, Loing and Oise. Versailles, Vaux-le-Vicomte, Provins and Barbizon draw guests who prefer to stay outside Paris.

Properties here are seldom small isolated cottages: pairs of houses, mills with gîtes and guest rooms, large properties with outbuildings, estates mixing gîtes and unusual lodgings. The page is for buyers after a house with gîte within reach of Paris, for those taking over a trading gîte business and for owners preparing to sell. Set up an email alert (in French) to hear about each new property in the region.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €250,000 (tourist inland) to €289,000 (peri-urban countryside). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

For a gîte near Paris, the country house is the starting point: a regional median of €280,000 in 2025, or €2,603/m², well above the national median of €189,200. A property able to hold one or more gîtes, with outbuildings and land, moves towards the large-home market, where the median reached €1,263,100 over 2021-2025. The east-west gap is the key figure: €785,000 in Seine-et-Marne against €1,524,000 in Yvelines for these large homes. Unlike coastal regions, tourist inland communes (€250,000) sit below peri-urban countryside (€289,000): near Paris, a station counts for more than tourist appeal.

Buying a gîte around Paris: outer suburbs, forests and valleys

The heavily built-up inner ring has no rural communes, so gîte properties lie in the outer ring. To the east, Seine-et-Marne covers the Brie plateau, the Grand Morin and Petit Morin valleys, Provins and the Fontainebleau forest. To the west, Yvelines combines the Chevreuse valley, the Rambouillet forest, the Mantois and the Houdan area. Essonne, to the south, runs from the Hurepoix to the Gâtinais and the edge of the Beauce, while Val-d'Oise, to the north, opens onto the Vexin français, the Oise valley and the forests of L'Isle-Adam and Montmorency.

Access is part of the sales pitch: Charles-de-Gaulle and Orly airports, high-speed rail stations at Marne-la-Vallée-Chessy, Massy and Charles-de-Gaulle airport, RER and Transilien suburban lines, and the A4, A6, A10 and A13 motorways plus the Francilienne ring road. A gîte near a station draws business guests all year; a remote house in the Gâtinais or Vexin sells weekend calm.

Gîtes for sale in Île-de-France by department

  • gîte for sale in Seine-et-Marne (77): Brie farms, Provins, Fontainebleau and the Loing valley; the most rural department, with the most affordable country houses.
  • gîtes in Yvelines (78): the Chevreuse valley, Rambouillet and Versailles, with the region's most expensive large homes.
  • Essonne (91): the Gâtinais français, Milly-la-Forêt, Étampes and Dourdan, between forests, the Juine and École valleys and the Beauce plain.
  • Hauts-de-Seine (92): urban, with no rural communes, around the Saint-Cloud and Sceaux parks.
  • Seine-Saint-Denis: densely built, drawing visitors to the Saint-Denis basilica and the Stade de France.
  • Val-de-Marne (94): the Marne and Seine riverbanks, close to Paris and Orly airport.
  • houses with gîte in Val-d'Oise: the Vexin français, Auvers-sur-Oise, La Roche-Guyon and the Oise valley, with equestrian properties and farmhouses near Roissy.

Running a gîte in Île-de-France: buildings, risks and rules

Local buildings range from Brie farms set round a closed courtyard to millstone-grit houses, sandstone longhouses in the Gâtinais and limestone Vexin farms. Barns and stables suit conversion, but work near listed monuments and protected sites needs the approval of the Architecte des Bâtiments de France, the state heritage architect; our guide to converting a barn into a gîte (in French) helps with costings. The Seine, Marne, Loing, Oise and Yerres valleys are flood-prone, and clay shrink-swell affects many plateaus: read the risk report attached to the compromis de vente, the preliminary sale contract. Where there is no mains drainage, the septic system, inspected by the local SPANC service, must cope with every unit.

Each gîte is a meublé de tourisme (furnished holiday let) that must be registered: since the law of 19 November 2024, known as the Le Meur law, communes have wider powers and energy performance (DPE) requirements are being phased in. That law provides for registration through a national online service that will assign a number; the service is not yet in place and is scheduled to open in the fourth quarter of 2026. Check local rules at the mairie (town hall). Weekends, bank holidays, trade fairs and weddings fill the calendar, but short stays add to cleaning and laundry.

Buying a gîte in Île-de-France: your questions

Where can I find a reasonably priced gîte in Île-de-France?

Prices are lowest in eastern and southern Seine-et-Marne, southern Essonne and the fringes of the Vexin. In 2025 the median country house sold for €250,600 in Seine-et-Marne, against €346,650 in Yvelines. A farmhouse to convert costs less than trading gîtes, but cost the works before any offer.

Can a gîte near Paris pay its way?

It depends on filling quiet weeks with business guests, families and wedding groups; short stays raise running costs. Ask the seller for bookings and accounts from recent seasons, then test your figures with our holiday let profitability simulator (in French).

What should I check when buying a trading gîte?

The sale follows the usual French route: a compromis de vente, then the final deed signed before a notaire, the public official who handles property sales. If the website and client base are included, part of the price may relate to a business (fonds de commerce) separate from the building. Check each unit's registration, any star rating (1 to 5 stars, awarded by an accredited body for 5 years), the SPANC report and the mandatory surveys. Our gîte buying guide (in French) covers each step.
