Gironde is one of the region's most expensive rural markets, with a median country house at €231,000 in 2025. Two benchmarks frame a gîte purchase: €328,500 in tourist coastal communes and €187,900 in rural communes away from Bordeaux. A gîte property with a manor house joins the large-home market, where the Gironde median is €772,000, rising to €1,984,400 for the most sought-after. Prices in commuter-belt communes also fell by 8.3% between 2021 and 2025, which leaves room to negotiate around the city.
Each area has its own guests. The Libournais, around Saint-Émilion, Pomerol and Castillon, draws international wine tourism at high prices. The Médoc, between estuary and ocean, combines wine châteaux and Atlantic beaches. The Entre-deux-Mers, with its bastide towns and rolling hills, is close to Bordeaux and more affordable, as are the Blaye and Bourg areas on the right bank of the estuary. In the south, Sauternes, the Graves and Bazas lead to the Landes de Gascogne forest and its half-timbered houses. The Arcachon basin and the Médoc lakes form a separate seaside market. Bordeaux-Mérignac airport and the high-speed line to Paris serve the department, along with the A10, A62, A63 and A89 motorways.
Pale limestone dominates in the vineyards; in the south, half-timbered Landes houses need a close look at the frame. In the pine forest, wildfire risk brings legal brush-clearing duties around buildings. On the Médoc coast, erosion and the loi Littoral, the coastal planning law, restrict projects; around the basin and estuary, check marine flood exposure. Clay slopes in the Entre-deux-Mers are prone to subsidence. On a wine property, keep the holiday business separate from the farm; our article on agritourism and wine tourism (in French) explains these activities. Each unit is a meublé de tourisme (furnished holiday let), registered online since the law of 19 November 2024, and communes have new powers to regulate them.
Location sets the price: €187,900 at the median in rural areas away from Bordeaux, against €328,500 on the tourist coast. A property with several gîtes and a pool costs far more. Add notaire fees (the notary who handles the sale), furniture and compliance work, then test your figures with our holiday rental simulator (in French).
The city and airport bring year-round demand: business visitors, weekend families and wine lovers in spring and autumn. Prices and competition are higher, and communes may regulate holiday lets, so check the local rules.
After the compromis de vente, the final deed is signed before the notaire. If the customer base, website and contracts are included, part of the price may be a fonds de commerce (business goodwill). Ask for accounts, each unit's registration and rating, the septic inspection and the surveys; our gîte buying guide (in French) covers each step.
