A gîte for sale in Haute-Vienne puts you in the green Limousin, a land of hedgerows, forests, lakes and fast-flowing rivers, far from crowded coasts. Limoges and its porcelain and enamel crafts, the martyred village of Oradour-sur-Glane, Saint-Léonard-de-Noblat on the Way of St James, the Blond and Ambazac hills, Lake Saint-Pardoux and the Haute-Vienne shore of Lake Vassivière draw walkers, anglers and families. In the south-west, the Périgord-Limousin regional nature park runs on into the Dordogne.
Properties here are restored stone houses with outbuildings, sets of two houses with a barn and stables, manor houses with gîtes and, less often, large farming or equestrian estates. The page is for buyers seeking a house with gîte, for those taking over a going concern and for owners planning to sell. An email alert (in French) tells you about each new property.

With a median country house at €130,000 in 2025, against €170,000 for Nouvelle-Aquitaine, Haute-Vienne remains an affordable entry market, up 11.1% since 2020. Unusually, tourist inland communes, often far from towns, are the cheapest segment (€96,000 over 2020-2025), while the Limoges commuter belt reaches €138,000. A gîte project therefore costs less in the greenest areas, provided you accept a shorter season. With too few local sales, large homes are read at regional level: a median of €629,400. A single-gîte house stays close to rural prices.
Around Limoges, the commuter belt offers services and passing trade, with the highest rural prices. In the north, the Blond and Ambazac hills, Lake Saint-Pardoux and the Basse-Marche around Bellac and Le Dorat offer hedgerows and ponds at moderate prices. In the east, the edge of the Millevaches plateau, Eymoutiers and Lake Vassivière attract nature and water-sports lovers, mainly in summer. In the south-west, the Périgord-Limousin park, Saint-Yrieix-la-Perche and the Châlus hills benefit from the nearby Périgord Vert. The A20 runs north to south, Limoges station has trains to Paris and Limoges airport has flights to the UK.
Limousin houses are built of granite or gneiss under tiles or slate. Cattle barns, bakehouses and old stables offer fine volumes for a gîte, as our guide to converting a barn into a gîte (in French) shows. Thick walls keep the cool but also the damp: ventilation, insulation and heating shape off-season comfort and the energy-performance rules being phased in under the law of 19 November 2024, which also requires every meublé de tourisme (furnished holiday let) to be registered. On this granite bedrock, radon is a point to check in the risk information given to buyers. Outside villages, the septic system, inspected by the local SPANC service, must match the number of beds. Around Lake Vassivière, lakeside communes fall under the loi Littoral, the coastal and lakeside planning law, which limits new building.
One country house in ten sold for under €60,000 in 2025, and remote rural communes stay around a €105,000 median. That lets you buy a house to convert, but works (roof, insulation, septic system) and a shorter season must be costed, which our holiday rental profitability simulator (in French) helps with.
A going concern brings guests and income from the first season. Converting a Limousin barn costs less to buy and leaves you free to design the space, but bookings take time to build. Our article on buying or creating a gîte (in French) compares both routes.
Before the compromis de vente (preliminary contract), check each unit's registration and rating, the septic inspection report, the mandatory surveys and, if farming or riding activities come with the property, any leases and contracts. The final deed is signed before a notaire; the customer base may be sold as a separate fonds de commerce (business goodwill).
