A gîte for sale in Creuse targets guests who come for nature, fishing, walking and craft heritage, in a land of granite, hedgerows and fast streams with space and quiet to spare. Aubusson and Felletin keep alive the tapestry tradition recognised by UNESCO; Lake Vassivière and the Millevaches plateau offer swimming, sailing and forests; the Creuse valley around Crozant and Fresselines inspired Monet and his contemporaries.
Properties here are large stone houses with outbuildings, a pool and room for several units on one or more hectares, as well as farms to convert into a group of gîtes. The page is for buyers of a house with gîte, for those planning to create a rural gîte and for owners thinking of selling. Creuse has the lowest prices in the region: a median of €91,800 for a country house in 2025, or €930/m², on an average plot of 5,691 m². Even in tourist inland communes the median is €78,000 over 2020-2025. Prices are catching up, though: +21.4% in those communes between 2021 and 2025 and +24.0% in remote rural areas. A large gîte property stays well below the regional prestige median of €629,400: your budget buys more space and land here, at the cost of a shorter season.
The south, around Aubusson, Felletin and the Limousin uplands, has Lake Vassivière and the Millevaches en Limousin regional nature park: it is the most visited area, with harsher winters. The north, between the Creuse valley, Crozant, Boussac and the edge of the Berry, offers gorges, medieval ruins and painting heritage. The centre, around Guéret and its wooded hills, combines forests, ponds and town services. In the west, La Souterraine, near the A20 motorway, is the easiest to reach, with a station on the Paris–Limoges line. The N145 crosses the department east to west, and Limoges airport has European flights.
Creuse houses are built of granite rubble, often with large barns and cowsheds. Converting them means costing the roof, insulation and heating; see our guide to converting a barn into a gîte (in French). The granite bedrock exposes much of the department to radon, so plan a test and good ventilation. Outside villages, the private septic system, inspected by the local SPANC service, must match the number of beds. Check internet and mobile coverage too, now essential for bookings. Each unit is a meublé de tourisme (furnished holiday let), and energy performance rules are being phased in. The national online registration service provided for by the law of 19 November 2024 is not yet in place and is due to open in the fourth quarter of 2026.
Low purchase prices leave room for works and several units, but guests have to be found: the season centres on summer and school holidays, and bookings come through platforms, labels and word of mouth. Our white paper on creating a rural gîte (in French) helps structure the project.
It depends on weeks let, the standard of accommodation and costs, especially heating large volumes. Ask for actual takings if the business is trading, then use our holiday rental simulator (in French).
Once a price is agreed, you sign a compromis de vente, then the final deed before a notaire, the public officer handling property sales. Check the mandatory surveys, including the risk report, the septic inspection and each unit's registration. If a customer base and website are included, part of the price may be a fonds de commerce (business goodwill).
