A gîte for sale in Pyrénées-Atlantiques lies in one of the department's two historic lands: the French Basque Country, between ocean and mountains, and the Béarn, around Pau and its mountain rivers, the gaves. On the Basque side, Biarritz, Saint-Jean-de-Luz, Espelette and its chillies, La Rhune and Saint-Jean-Pied-de-Port draw many visitors; in the Béarn, the Aspe and Ossau valleys, the Pyrenees National Park, the Jurançon vineyards and Salies-de-Béarn combine walking, spas and food.
Holiday-let properties here are often large Basque or Béarn houses split into several units, farms whose barn can take a gîte and family homes big enough for several generations. The page is for buyers looking for a house with gîte, for those taking over a going concern and for owners planning to sell. Set up an email alert (in French) to follow new properties.

Large homes here reach a median of €1,010,400 over 2021-2025, well above the regional benchmark of €629,400, with a top decile of €2,900,000 driven by the Basque coast. The median country house sold for €237,400 in 2025, but the residential coast reaches €430,000 (indicative) after a 21.9% rise between 2021 and 2025. Tourist inland areas, foothills and valleys, stay at a median of €195,000, up 15.8%. Location sets the budget: near the coast a multi-unit property is priced like a large home, while the Béarn or Basse-Navarre start at country-house levels.
The Basque coast, from Bayonne to Hendaye, has the strongest demand and prices, with a season stretched by surfing and city breaks. Further inland, Basse-Navarre and Soule, around Saint-Jean-Pied-de-Port and Mauléon, live from walkers, Compostela pilgrims and the Irouléguy vineyards. The Béarn is different again: Pau and its Boulevard des Pyrénées, the Aspe and Ossau valleys for mountains and skiing, Orthez, Salies-de-Béarn and the Jurançon vineyards. The A63 serves the coast, the A64 links Bayonne with Pau and Toulouse and the A65 runs to Bordeaux; Biarritz and Pau have airports.
The Basque house, with its broad white façade, painted timbers and wide roof, and the Béarn farmhouse of river stones under slate offer generous volumes, but lofts and barns often need heavy work before becoming a gîte. In the valleys the loi Montagne, the mountain planning law, restricts building and extensions; on the coast the loi Littoral and cliff erosion limit projects. Floods from the Nive, the Adour and the gaves affect some valley floors, and the department has moderate seismic risk. Since the law of 19 November 2024, each meublé de tourisme (furnished holiday let) must be registered and towns have more powers; the national online registration service provided for by that law is not yet in place and is expected to open in the fourth quarter of 2026. Basque coast towns, under strong housing pressure, already regulate holiday lets closely. Check with the mairie (town hall) and read our summary of the new holiday-let rules (in French).
Pyrénées-Atlantiques offers mountains, a strong Basque and Béarn identity and a longer season thanks to the mountains and towns, but its large homes cost much more. Landes offers bigger plots and sandy beaches, with lower prices inland.
Rarely on the coast. In Basse-Navarre, Soule or rural Béarn, the median country house in communes outside urban influence sells for €199,500, enough to consider creating a gîte in an outbuilding. Cost the works, compliance and occupancy with our holiday rental profitability simulator (in French).
Once the price is agreed, you sign a compromis de vente (preliminary contract), then the final deed before a notaire. If the customer base, name and website are included, they may form a fonds de commerce (business goodwill) separate from the property. Check each unit's registration and rating, the SPANC septic inspection and the surveys; our article on buying or creating a gîte (in French) helps you decide.
