Choosing a gîte for sale in Nouvelle-Aquitaine means choosing between very different landscapes within mainland France's largest region: the Atlantic coast from the Île de Ré to the Basque Country, the Bordeaux and Cognac vineyards, the valleys of the Périgord, the bastide towns of the Agenais, the Poitou countryside and the Limousin uplands. Famous sites run from Saint-Émilion to Lascaux and Biarritz.
Properties in this section are often stone farmhouses converted into groups of gîtes, character houses with one or two gîtes and a pool, plots with two or three houses, wine estates that welcome guests. The page is for buyers looking for a house with gîte, from the Périgord Noir to the Périgord Vert, for those taking over a trading business and for owners preparing to sell. An email alert (in French) tells you about each new property.

For a gîte, the type of commune matters more than the department: over 2020-2025 the median country house sold for €310,000 in tourist coastal communes against €133,000 in tourist inland communes. A gîte property with several units and a pool then moves towards the large-home market, with a regional median of €629,400 over 2021-2025. Departments differ widely, from €91,800 in Creuse to €237,400 in Pyrénées-Atlantiques for a country house in 2025. Since 2020, prices have risen fastest in Creuse (+25.5%) and Landes (+18.3%), and slowest in Gironde (+2.7%).
Four broad areas stand out. The Atlantic coast, from Charente-Maritime to the Basque Country, has the fullest season but the highest prices and tight planning rules. The Aquitaine heartland, Dordogne, Lot-et-Garonne and inland Gironde, combines valleys, castles, bastides and vineyards: it is a long-standing gîte destination, popular with British and Dutch guests, with a season running from Easter to late October. Inland Poitou-Charentes, from Vienne to Deux-Sèvres and Charente, offers moderate prices. The Limousin, with Corrèze, Creuse and Haute-Vienne, relies on lakes, forests and walking, with the lowest prices and a shorter season. The high-speed line links Paris with Poitiers, Angoulême and Bordeaux; the A10, A20, A62, A63 and A89 motorways cross the region; Bordeaux, Biarritz, Bergerac, Limoges, La Rochelle and Brive have airports. Our article on where to buy a gîte (in French) sets out the criteria.
Building styles follow the geology: pale limestone in the Charentes, Périgord and Gironde, granite and slate in the Limousin, half-timbering in the Landes, whitewashed timber-framed houses in the Basque Country. Barns and tobacco-drying sheds suit conversion; outside villages, private septic systems are inspected by the local SPANC service. Hazards vary: marine flooding and coastal erosion on the coast, where the loi Littoral (coastal planning law) applies; wildfire in the Landes de Gascogne forest; floods along the Dordogne, Garonne, Charente and Vienne; clay subsidence on many slopes; radon on Limousin granite; and the loi Montagne in the Pyrenees. Each gîte is a meublé de tourisme (furnished holiday let), and energy performance requirements are being phased in. Registration through a national online service that will assign a number is provided for by the law of 19 November 2024, but this service is not yet in place; it is due to open in the fourth quarter of 2026. A 1 to 5 star rating, valid for 5 years, remains optional.
The Périgord Noir, around Sarlat, the Vézère and the Dordogne valley, has the best-known sites and the most visitors: a long season, but high prices. The Périgord Vert, further north around Brantôme and Nontron, has more affordable farmhouses with gîtes, over a shorter season.
In 2025 the regional median country house sold for €170,000, but €91,800 in Creuse and €236,758 in Landes. A property with several gîtes and a pool costs far more: the regional median for homes over 300 m² is €629,400. Add notaire fees (the notary who handles the sale) and furniture, then test your figures with our holiday rental simulator (in French).
Buying a going concern brings guests, reviews and verifiable takings; if the website, customer base and contracts are included, part of the price may be a fonds de commerce (business goodwill) separate from the property. Converting a barn costs less upfront but means works, permits and several seasons to fill the calendar. Our article on buying versus creating a gîte (in French) compares the two.
