At a median of €139,000 in 2025, Corrèze country houses sit below the regional level, and tourist inland communes drop to €110,000 over 2020-2025. That makes a building to convert affordable, but an equipped property with several units and a pool moves towards the large-home market; with too few local sales, the reference is the regional median of €629,400. Momentum is real: +10.4% between 2021 and 2025 in remote rural communes, so demand now reaches beyond Brive.
Three landscapes share the department. In the south, the Brive area and the Dordogne valley from Beaulieu to Argentat draw the most summer visitors, close to the Lot and the Périgord. In the centre, the Corrèze and Vézère valleys around Tulle and Uzerche offer characterful spots at mid-range prices. In the north and east, Haute-Corrèze, the Millevaches en Limousin regional nature park and the Bort-les-Orgues area offer lakes and forests, lower prices and a season focused on summer. Brive lies where the A20 (Paris–Toulouse) meets the A89 (Bordeaux–Clermont-Ferrand), with a station on the Paris–Toulouse line and an airport.
Building stone follows the geology: red sandstone around Collonges and Meyssac, limestone near Brive, granite with slate or stone slab roofs in Haute-Corrèze. Barns suit conversion, but roofing and insulation cost more on the plateaux, where winters are harsh. Valley floors along the Corrèze, Vézère and Dordogne flood, so read the risk report. On granite ground, radon is worth checking. Outside villages, the private septic system, inspected by the local SPANC service, must match capacity. Each gîte is a meublé de tourisme (furnished holiday let) registered online since the law of 19 November 2024; see the new holiday-let rules (in French).
One country house in ten sold below €65,940 in 2025, mostly in Haute-Corrèze and away from main roads. These are usually houses to renovate or barns to convert, with guests still to find. Our article on what a gîte costs (in French) helps you judge an offer.
Families ask for one in summer, especially in the Dordogne valley and around Brive, but it adds maintenance, energy and insurance costs and must meet safety standards. Test your figures in our holiday rental simulator (in French).
Ask for bookings and accounts, each unit's registration number and rating, labels, the septic inspection and the mandatory surveys. If the website and customer base are included, part of the price may be a fonds de commerce (business goodwill). The compromis de vente and final deed are signed before a notaire, the public officer handling property sales.
