Searching for a gîte for sale in Lot-et-Garonne leads you to a land of river valleys and bastide towns between the Périgord, the Gers and the Bordeaux wine country. The Garonne and the Lot cross it, the Garonne lateral canal draws cyclists and boaters, and Pujols, Penne-d'Agenais, Monflanquin, Villeréal, Bonaguil castle and Nérac, seat of the Albret family, fill the sightseeing map. Agen prunes and Buzet wines add to the appeal.
Most properties here are character homes with a pool and a separate gîte, clusters of several dwellings on a few hectares, mills and estates able to host large groups, some with equestrian facilities. The page is for buyers looking for a house with gîte, for those taking over an established business and for sellers. An email alert (in French) tells you about each new property.

Lot-et-Garonne remains affordable: the median country house sold for €171,000 in 2025, in line with the regional figure, on larger plots (6,069 m² on average). Tourist inland communes, at €173,465 over 2020-2025, gained 15.0% between 2021 and 2025, far faster than remote countryside (+1.3%), a sign that bastide and valley areas are catching up. A property with gîtes, a pool and outbuildings belongs to the large-home market, where the department median is €537,200, below the regional benchmark of €629,400.
In the north, the Haut-Agenais and the Lot valley, from Fumel to Villeneuve-sur-Lot, extend the Périgord, with bastides, castles and orchards making up the busiest tourist area. To the west, the Marmandais and the Pays de Duras look towards the Gironde vineyards. In the centre, the Garonne valley and Agen offer services and fast links. In the south, the Albret around Nérac borders the Gers and the Landes forest. The A62 links Bordeaux and Toulouse via Agen, whose station has high-speed trains, while Bordeaux and Bergerac airports serve foreign guests. Cheaper areas away from main roads have shorter seasons.
Buildings mix limestone in the Haut-Agenais, brick and timber framing towards the Albret, and curved clay tiles almost everywhere. Tobacco-drying barns, dovecotes and barns lend themselves to conversion; see our guide to converting a barn into a gîte (in French). Valley floors along the Garonne and Lot are prone to flooding, and clay hillsides to shrink-swell subsidence, a common cause of cracks, so read the risk report and inspect the walls. Outside villages, the local SPANC service inspects septic systems, which must cope with every bed. Each weekly let is a meublé de tourisme (furnished holiday let); the national online registration service provided for by the law of 19 November 2024 is not yet in place and should open in the fourth quarter of 2026. An optional 1 to 5-star rating lasts 5 years.
A country house to convert sells around the department median of €171,000 (2025), and one sale in ten goes below €95,000. A property already fitted with gîtes and a pool is closer to large-home prices, between €376,800 and €795,000 for eight sales in ten. Our article on what a gîte costs (in French) helps you judge an asking price.
A going concern brings guests, reviews and verifiable takings, but costs more. Converting an outbuilding is cheaper to buy but means works, planning permission and one or two seasons to build up bookings. Compare both routes with our holiday rental profitability simulator (in French).
Ask for each unit's registration number, rating decisions, booking records and accounts, the septic inspection report and the mandatory surveys, plus insurance if a pool or riding facilities are included. The sale runs from a compromis de vente (preliminary contract) to the deed signed before a notaire; the customer base and website may be sold as a fonds de commerce (business goodwill) separate from the property.
