A gîte for sale in Landes puts you in one of two landscapes: the Côte d'Argent, with its Atlantic beaches and the surf of Hossegor, Capbreton and Mimizan, or the interior, blanketed by the maritime pines of the Landes de Gascogne and, south of the Adour, the rolling farmland of Chalosse and Tursan. The lakes at Biscarrosse, Parentis and Léon and the spa town of Dax bring families and surfers in summer and spa-goers in spring and autumn.
Expect rural estates with outbuildings, manor houses with a separate flat, old mills and, near the ocean, pricier coastal homes. The page is for buyers looking for a house with gîte to earn extra income, for those taking over a going concern and for owners preparing a sale. Two benchmarks apply. Tourist coastal communes posted a median country-house price of €316,000 over 2020-2025, barely above tourist inland areas (€300,000, up 9.9% between 2021 and 2025). A property with several gîtes, a pool and land belongs to the large-home market: a median of €636,200 in Landes (indicative, fewer than 100 sales), with eight sales in ten between €415,600 and €994,100. Distance from the ocean drives price above all.
The southern coast, from Seignanx through Maremne to Marensin, around Hossegor, Capbreton, Seignosse and Vieux-Boucau, sees the strongest summer demand. Further north, Mimizan and Biscarrosse feel more family-oriented, facing the lakes. Behind the dunes, the Haute-Lande, inside the Landes de Gascogne regional nature park, draws cyclists and canoeists on the Leyre, with lower prices and a shorter season. South of the Adour, Chalosse and Tursan offer hills, farms and a cuisine built on duck and beef, close to Dax. The A63 follows the coast from Bordeaux to Bayonne, the A65 links Langon and Pau via Mont-de-Marsan and Dax has high-speed trains.
The traditional Landes house, timber-framed with brick or cob infill, stands in an airial, an oak-shaded clearing with barns and sheepfolds: check the structural timbers and insulation before letting. Forest fire is the main hazard in the pine country, so check the legal duty to clear undergrowth around buildings and fire-service access. On the coast, shoreline retreat and the loi Littoral, the coastal planning law, restrict extensions and new units; in the Adour flood meadows (barthes) near Dax, flooding is common. Every unit is a meublé de tourisme (furnished holiday let) that must be registered through the national online service created by the law of 19 November 2024; see our article on the new holiday-let rules (in French). Off mains drainage, the local SPANC service inspects septic systems.
On the coast, country-house prices set the floor: a median of €316,000 in tourist coastal communes and €365,000 on the residential coast. A property with one or more gîtes, a pool and a garden sits above that, often in large-home territory. For the same budget, the hinterland gives more space and land, with a less captive clientele.
Landes offers big plots, forest and sandy beaches; Pyrénées-Atlantiques combines the Basque Country, Béarn and the mountains, with noticeably higher prices for large homes. The right choice depends on your target guests, budget and season; test your figures with our holiday rental profitability simulator (in French).
You sign a compromis de vente (preliminary contract), then the final deed before a notaire, the public officer who handles property sales. If the website, contracts and customer base are included, they may form a fonds de commerce (business goodwill) separate from the property. Ask for registrations, recent accounts, the septic inspection and the mandatory surveys; our gîte buying guide (in French) covers every step.
