A gîte for sale in Vienne draws on a varied clientele: families visiting Futuroscope, spa guests at La Roche-Posay and lovers of Romanesque art who come for Poitiers, Chauvigny or the abbey of Saint-Savin, a UNESCO World Heritage site. The Vienne, Clain, Gartempe and Anglin valleys, the village of Angles-sur-l'Anglin and Montmorillon, a town of books and printing, support short breaks all year round.
Properties include clusters of several houses with a pool on one or two hectares, character homes around Châtellerault, estates with lakes or equestrian gîtes and, at either end of the scale, houses to convert and châteaux in their own parkland. The page is for buyers looking for a house with gîte, for those taking over a tourism business and for owners getting ready to sell. Set up an email alert (in French) so you miss nothing.

Country houses in Vienne are moderately priced: a median of €144,000 in 2025, below the regional benchmark. Unusually, tourist inland communes are no dearer than the rest of the countryside, at €110,330 over 2020-2025, barely above remote rural communes (€107,500), while peri-urban areas around Poitiers and Châtellerault reach €155,000. For a gîte, proximity to attractions and main roads matters as much as a commune's tourist profile. The most complete gîte properties belong to the large-home market: an indicative median of €475,000, with eight sales in ten between €362,500 and €807,400.
The north, around Châtellerault and the Loudunais, borders Touraine and the Loire châteaux, with tufa stone, Haut-Poitou vineyards and easy access to the A10. In the centre, Poitiers and Futuroscope bring steady demand, including outside school holidays. To the east, the Gartempe valley, Chauvigny, Saint-Savin, Angles-sur-l'Anglin and La Roche-Posay form the richest heritage area, on the edge of the Brenne. The south, around Montmorillon and Civray, offers open farmland, lakes and the lowest prices, with a shorter season. The A10 and the high-speed line link Poitiers and Futuroscope station with Paris and Bordeaux, and Poitiers-Biard airport completes the picture.
The north builds in soft tufa stone under slate, the south in limestone rubble under curved tiles. Barns, courtyard farms and outbuildings suit conversion into gîtes, but tufa suffers from damp and unsuitable renders. The Vienne, Clain and Gartempe valleys flood, and some clay soils cause shrink-swell cracking, so read the risk report attached to the compromis de vente (preliminary contract). Near listed monuments, common around Chauvigny and Saint-Savin, exterior works need the approval of the state heritage architect. Each gîte is a meublé de tourisme (furnished holiday let); the national online registration service provided for by the law of 19 November 2024 is not yet in place and is scheduled to open in the fourth quarter of 2026. The SPANC inspects private septic systems. Our article on opening a gîte (in French) sets out the formalities.
The park draws families all year, which supports short stays outside summer. In return, guests expect good facilities, and competition from other accommodation should be assessed locally. Ask for recent booking records and test your assumptions with our holiday rental profitability simulator (in French).
A house to convert sells around the €144,000 median, and one country house in ten went for under €72,900 in 2025, mostly in the south. A fitted-out property with a pool and several units costs much more. Our gîte buying guide (in French) helps you build a budget including notaire fees and works.
The property is sold through a compromis de vente, then a final deed before a notaire, the public officer who handles property sales. If a fonds de commerce (customer base, name, contracts, equipment) is included, its transfer has its own formalities. Check registrations, ratings, accounts and the septic inspection, with help from a notaire and an accountant.
