Looking for a gîte for sale in Dordogne means buying into a name that holiday-makers already know. The Périgord brings together the Dordogne valley and its castles at Beynac and Castelnaud, the Vézère valley with its prehistoric sites around Les Eyzies and Lascaux, Sarlat and the Bergerac vineyards. Truffles, foie gras and walnuts stretch the season beyond summer.

Properties in this section are typically stone houses with one to three gîtes, a pool and one or more hectares, rural estates with several dwellings and trading gîte complexes. The page is for buyers after a house with gîte to top up their income, for those taking over an established business and for owners getting ready to sell. Set up an email alert (in French) to hear about new properties.

For a gîte, the most relevant benchmark is the tourist inland communes, where country houses sell for a median €185,000, above remote rural areas. A gîte property sits well beyond that: a main house, rental units, a pool and land bring it close to the large-home market, where the Dordogne median is €618,600, with eight sales in ten between €400,000 and €988,800. Prices in tourist inland communes also fell by 4.8% between 2021 and 2025 while the rest of the countryside rose, so there is room to negotiate.

Where to buy a gîte in Dordogne: the four Périgords

There are four Périgords. The Périgord Noir, around Sarlat, the Vézère and the Dordogne near La Roque-Gageac, draws the most summer visitors and the highest prices. The Périgord Pourpre around Bergerac combines vineyards, bastides and the lower Dordogne, and Bergerac airport, with flights to the UK, helps foreign bookings. The Périgord Blanc around Périgueux and the Isle valley is more affordable. The Périgord Vert in the north, around Brantôme, Nontron and the Périgord-Limousin regional nature park, draws walkers; prices are lower and the season shorter. The A89 motorway crosses the department and Bordeaux is the nearest high-speed rail hub.

Périgord buildings, flooding and the rules

Local houses are built of limestone under flat clay tiles or, in the Périgord Noir, stone slab roofs (lauze) that are costly to maintain. Barns and tobacco-drying sheds suit conversion, though work near listed monuments is regulated; see our guide to converting a barn into a gîte (in French). Valley floors along the Dordogne, Vézère and Isle are prone to flooding, and some cliffs to rockfall: read the risk report attached to the compromis de vente, the preliminary sale contract. Outside villages, check that the private septic system, inspected by the local SPANC service, can serve every unit. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered: since the law of 19 November 2024, registration goes through a national online service that issues a number, and energy performance requirements are being phased in (see the new holiday-let rules, in French).

Buying a gîte in Dordogne: frequently asked questions

Are there cheap gîtes for sale in Dordogne?

Look to the Périgord Vert and Périgord Blanc, away from the busiest sites: in remote rural communes, the median country house sells for €152,475, so buying a house to convert remains affordable. A low price usually means works or a customer base to rebuild, so cost these first.

Is a gîte complex in Dordogne profitable?

It depends on the area, weeks let, standard of accommodation and running costs. Ask for past bookings and accounts, then test your assumptions with our holiday rental profitability simulator (in French).

Buying a trading gîte: how does the sale work?

The sale follows the usual French process: a compromis de vente, then the final deed signed before a notaire, the public officer handling property sales. If the website, customer base and contracts are transferred, part of the deal may be a fonds de commerce (business goodwill) separate from the property. Check each unit's registration and rating, the septic inspection and the mandatory surveys; our complete gîte buying guide (in French) covers each step.
