A tourism property for sale in Dordogne draws on visitors who change with the seasons: families and canoeists on the Dordogne and Vézère rivers in summer, prehistory enthusiasts drawn to the decorated caves and sites of the Vézère valley, a UNESCO World Heritage Site, wine lovers in the Bergerac area at harvest time, and food lovers at the winter truffle and foie gras markets. The Dordogne basin is a recognised biosphere reserve, and a long-established British community sustains long-standing foreign demand.
This page brings together the full range of the department's tourism real estate: country houses with several holiday lets, manors and chartreuses converted into guest estates, equestrian properties hosting riders, former village hotel-restaurants, B&Bs and leisure complexes built around a golf course. It is written for investors, buyers taking over an established business, glamping project owners and sellers preparing to hand over their establishment.

Two DVF benchmarks frame the market. At the lower end, a country house in the tourist inland, chiefly the Dordogne and Vézère valleys, sold for a median €185,000 over 2020-2025, above the rest of rural Dordogne. At the upper end, large period homes reach a median €618,600, and most properties featured here sit closer to that segment, since they combine a a home, rental units, a pool and several hectares. The mix by type points the same way: gîte complexes lead, followed by equestrian estates and manor houses, while hotels and inns remain scarce and are priced case by case, according to the business being transferred.
Hospitality in the Périgord relies mostly on small independent businesses: family hotels in market towns, country houses turned into boutique hotels in the valleys, and roadside inns on the routes linking Périgueux, Sarlat and Bergerac. Food often matters as much as the rooms: a hotel-restaurant earns much of its turnover from regional cooking (duck, truffles, ceps, walnuts). A farm inn (ferme-auberge) serves produce from its own farm. Before buying, tell apart three cases: the building alone, closed and to be relaunched or converted; the building and the business, with goodwill, name, staff and licence; or the business alone, with the premises leased. Price then rests on operating profit (EBITDA). Browse hotels for sale across France and inns and restaurants with rooms.
Houses combining a home with several holiday lets form the core of local supply and have their own section: see gîtes for sale in Dordogne. Guest houses serving breakfast are listed under B&Bs for sale in Dordogne.
Farm camping and small natural sites (aires naturelles, 30 pitches at most, open six months a year at most) suit rural properties with large grounds. Classified campsites, leisure parks and holiday villages are grouped regionally: see campsite businesses in Nouvelle-Aquitaine. Oak and chestnut woodland lends itself to treehouses, yurts and lodges, listed under glamping sites for sale.
Manors with barns or tobacco-drying sheds often turn to weddings and seminars: see event venues in Dordogne.
A hotel sale has two parts: the building goes through a notary (preliminary contract, then deed of sale), while the business (goodwill, trading name, contracts, equipment) follows its own transfer formalities. A hotel is a public-access building (ERP): ask for the latest fire safety commission report. Star ratings from 1 to 5 are valid for 5 years. Serving alcohol requires a licence and an operating permit; when taking over, have the town hall confirm the licence transfer. Furnished holiday lets fall under the Le Meur Act of 19 November 2024, which extends registration nationwide, strengthens the powers of local councils and phases in energy requirements. Its national online registration service is not yet up and running; it is due to open in the fourth quarter of 2026. Check the rules that apply with the town hall. Converting a farm building needs planning consent for a change of use. Check the risk report for flooding along the Dordogne, Vézère and Isle, wildfire in the Double and Landais forests and rockfalls below limestone cliffs, plus the SPANC septic system inspection.
The Dordogne valley around Sarlat and the Vézère valley attract the most international visitors and the steadiest bookings, with the highest property prices. Périgueux and Bergerac offer business and transit customers spread over the year. In the north, a village hotel costs less, for a shorter season.
It depends on occupancy, average nightly rate, costs (staff, energy, pool upkeep, platform commissions) and season length. Ask for three years of accounts and bookings and test your assumptions with our holiday rental simulator (in French).
Add the value of the building, assessed against local prices for large period homes, to the value of the business, based on operating profit. Allow for purchase costs, safety upgrades and low-season cash.
