A wedding venue for sale in Dordogne (24) draws on one of the best-known areas of rural France, with its clifftop castles, bastide towns and the Vézère and Dordogne valleys, all popular with British, Belgian and Dutch visitors. Medieval Sarlat, the castles of Beynac and Castelnaud, Lascaux, Brantôme, the Bergerac and Monbazillac vineyards and Périgueux with its cathedral are the backdrop couples look for when planning a wedding in France.
Venues here are mainly gentilhommières and chartreuses (small manor houses) with outbuildings, Périgord farms with barns and dovecotes, valley mills and estates combining gîtes, guest rooms and an event hall. This page is for buyers, for those taking over a venue and for owners planning a sale. See also venues across Nouvelle-Aquitaine and in neighbouring Lot-et-Garonne.

Large houses in Dordogne sold for a median €618,600 over 2021-2025, close to the regional level (€629,400), but with a 90th percentile of €988,800, far below Gironde: the top end of the Périgord market remains more accessible. These properties typically come with large grounds, an asset for outdoor receptions. Tourist inland areas are the priciest country-house segment here (€185,000 against €152,475 in remote rural areas): the famous valleys command a premium. The département median, €162,300 in 2025, has risen 8.7% since 2020, with recent stabilisation.
The Périgord noir, around Sarlat and the Vézère and Dordogne valleys, has the strongest reputation and international demand, with the highest prices and the longest season. The Périgord pourpre around Bergerac combines vineyards and bastides such as Monpazier and Eymet, and Bergerac airport, with links to several UK cities, eases travel for foreign guests. The Périgord blanc around Périgueux and the Isle valley has the A89 to Bordeaux and Brive and local demand for family events and seminars. The Périgord vert to the north, around Brantôme, Nontron and the Périgord-Limousin regional nature park, offers larger estates at lower prices with a shorter season. The trade-off is between the value of the famous valleys and the space available further north and west.
Pale limestone, lauze (stone slab) roofs and large barns suit receptions but are costly to maintain, and a converted barn must meet the rules for an ERP (établissement recevant du public) of type L: permitted capacity follows ERP rules (floor area, use, exits) and opening requires the safety commission's opinion. Serving alcohol needs a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. The Dordogne, Vézère and Isle valleys are flood-prone, and the Double and Landais forests face wildfire risk. Our guide to buying a reception venue (in French) sets out each check.
For the buildings, large houses sold between €400,000 and €988,800 (10th to 90th percentile, DVF 2021-2025). Add the value of fitted halls, accommodation and the business. Estimate purchase costs with our notary fees calculator (in French).
They support demand, especially in the Périgord noir and pourpre, but concentrate trade in the warmer months. Hosting seminars and local celebrations too smooths income. Have an accountant draw up a forecast rather than relying on the seller's figures.
The property is conveyed by a notaire (the public officer who handles French property sales) through a compromis de vente (preliminary contract) and a final deed; the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Ask for accounts, signed bookings and the safety report.
