Large houses here sit well above the regional benchmarks: a €1,010,400 median over 2021-2025, with a 90th percentile of €2,900,000, against €629,400 for Nouvelle-Aquitaine and €822,000 nationally in 2025. A wedding estate is therefore valued first as a prestige property, especially on the Basque coast. Country houses, at a €237,400 median in 2025, confirm the high level. The gap between areas is wide: €430,000 in residential coastal municipalities (an indicative figure) against €195,000 in tourist inland areas, which nonetheless rose 15.8% between 2021 and 2025. The Béarn and the valleys offer more affordable space for an event venue.
The coast, from Bayonne to Hendaye, carries the reputation and international demand; properties with grounds are scarce and the loi Littoral (coastal planning law) limits extensions. The Basque hinterland, from the Labourd to Lower Navarre around Saint-Jean-Pied-de-Port, offers farms and mansions at the foot of the mountains, while the Soule stays more affordable.
In the Béarn, the Jurançon hills, the Orthez area, Salies-de-Béarn and the outskirts of Pau offer houses in parkland and a local corporate market for seminars. The Aspe and Ossau valleys fall under the loi Montagne (mountain planning law). The A63, A64 and A65 motorways serve the département, Bayonne, Biarritz and Pau have TGV stations, and Biarritz and Pau airports complete the picture.
The Basque house, with painted timber framing and a broad white façade, and the Béarn house, with a steep slate roof and pebble walls, need specialist upkeep. Floods from the gaves, the Nive and the Adour affect many valleys, the Basque coast faces shoreline retreat, and the département is exposed to seismic risk.
