On the Atlantic coast as in the inland Saintonge, a wedding venue for sale in Charente-Maritime (17) benefits from a département that visitors choose for the sea as much as for its heritage. La Rochelle and its Old Port, Rochefort and the Corderie royale, the islands of Ré and Oléron, the Côte de Beauté around Royan, the fortified town of Brouage and Roman Saintes all make sought-after settings for weddings, family events and seminars.
Venues come in many forms: Saintonge logis (traditional manor farmhouses) with outbuildings, wine estates in the cognac and pineau country, former marshland farms, holiday residences combining accommodation and function rooms. This page is for buyers, investors and owners planning a sale. See also venues across Nouvelle-Aquitaine and in Gironde, across the estuary.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €161,611 (deep countryside) to €307,820 (tourist coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

For an event estate, the closest benchmark is the large-house market: a median €652,000 over 2021-2025 in Charente-Maritime, slightly above the regional median (€629,400), with a 90th percentile of €1,444,500 reflecting the gap between coastal and inland properties. Among country houses, the tourist coastline (€307,820 median) is worth nearly twice the remote rural areas (€161,611), so a venue near the beaches or the islands costs far more than a Saintonge logis. The département's median, €214,000 in 2025, has risen 13.2% since 2020.
The coast concentrates tourist demand. Around La Rochelle and the île de Ré, venues draw both weddings and corporate events from a lively urban area. Further south, Rochefort, Marennes, Oléron and the Arvert peninsula combine marshes, oyster beds and pine forests, before the Côte de Beauté and Royan at the mouth of the Gironde estuary. Inland, the Romanesque Saintonge around Saintes, the Fins Bois and Bons Bois vineyards, Haute-Saintonge towards Jonzac and the Aunis plain offer more space and gentler prices; venues there sell on their grounds, outbuildings and sleeping capacity. The A10 crosses the département via Saintes, and La Rochelle has a TGV station and an airport. The coast means a shorter but busier season; inland venues build off-season seminar business.
Near the sea, the loi Littoral (coastal planning law) strictly limits extensions and new buildings, so check with the mairie (town hall) before planning another hall. Low-lying marshes and estuaries face marine flooding, and coastal erosion affects several stretches. Limestone walls, timber and joinery suffer from salt air. A hall open to the public is an ERP (établissement recevant du public) of type L: permitted capacity follows ERP rules (floor area, use, exits) and opening requires the safety commission's opinion. Serving alcohol needs a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie. Amplified music requires a noise impact study. Our venue buying guide (in French) covers these points.
Large houses in the département sold between €412,500 and €1,444,500 (10th to 90th percentile, DVF 2021-2025). A venue's price then reflects its location, compliant halls, bedrooms and trading record. Test your budget with our financing plan calculator (in French).
It is a common model on the coast: wedding guests stay on site and the lets run the rest of the year. Each activity keeps its own rules: registration of the meublés de tourisme (furnished holiday lets) and ERP rules for the hall. Make sure the local plan allows both uses.
The property is conveyed by a notaire (the public officer who handles French property sales), through a compromis de vente (preliminary contract) and a final deed; the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Ask for accounts, signed bookings and the safety report, and have an accountant review the deal.
