A B&B for sale in Dordogne changes character with each of the four Périgords, green, white, purple or black, but everywhere benefits from strong recognition in France and abroad. Prehistoric caves along the Vézère, the castles of Beynac and Castelnaud, the villages of La Roque-Gageac and Domme, medieval Sarlat, Brantôme abbey, the Bergerac and Monbazillac vineyards and the bastide towns of Monpazier and Eymet draw guests for heritage as much as for truffles, foie gras and markets.

Properties here are mostly 19th-century stone houses with outbuildings and a pool, tourism complexes combining rooms and self-contained cottages, and estates set among woods and meadows. This page is for buyers of a running guest house, people changing career, and owners planning to sell. To compare, see B&Bs for sale in Nouvelle-Aquitaine and sign up for an email alert (in French).

Dordogne has an unusual pattern: tourist inland communes, led by the Dordogne and Vézère valleys, cost more (a €185,000 median over 2020-2025) than villages near towns, although they have slipped 4.8% since 2021. A charming guest house with several rooms, outbuildings and usually a large plot (6,114 m² on average for a country house) is closer to the prestige market: a €618,600 median in Dordogne, with nine sales in ten between €400,000 and €988,800. The Périgord vert and the Bergerac area offer lower entry prices for similar space.

Where to buy a guest house in Dordogne

The Périgord noir, from Sarlat to the Dordogne and Vézère valleys, has the busiest trade, the best-known sites and the highest prices; the season is long, but competition is stiff. The Périgord pourpre around Bergerac relies on wine, bastides and loyal British guests, helped by Bergerac airport. The Périgord blanc around Périgueux and the Isle valley is more moderately priced. In the north, the Périgord vert, from Brantôme to Nontron within a regional nature park, offers rivers, forests and châteaux at lower prices, with a shorter season. The A89 links Bordeaux, Périgueux and Brive, and Périgueux, Bergerac and Sarlat have rail links.

What to check before buying

Pale limestone, stone-slab or flat-tile roofs, dovecotes, barns and tobacco-drying sheds give local buildings their charm, but a stone-slab roof is expensive to redo. Watch for flooding in the Dordogne, Vézère and Isle valleys, forest fires in the wooded Double and Landais areas, shrink-swell clay and unstable cliffs in places. Rural homes often have a private septic system inspected by the SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); any extra gîte must be registered as a meublé de tourisme (furnished holiday let). Buying a B&B in Dordogne: questions and answers

What budget for a B&B for sale in Dordogne?

Two benchmarks frame the project: €162,300 for a country house in 2025 and €618,600 for a prestige home. A four- or five-bedroom guest house with a pool usually sits in between, higher in the Périgord noir. Add the notaire's fees (the public official who completes sales), works and furniture, then test your figures with our profitability and tax simulator (in French).

Dordogne valley or Périgord vert?

The valley and Sarlat bring strong demand from April to October, but buying costs more and guests compare offers. The Périgord vert needs a smaller budget and suits nature lovers and longer stays. The choice depends on capacity, tolerance for seasonality and time for marketing.

How does the sale of a running guest house work?

The property itself is sold before a notaire after a compromis de vente (preliminary contract), usually with business items such as website, bookings and furniture. Prepare accounts, the town hall declaration, surveys and the septic inspection, then list your guest house.
