A B&B for sale in Landes sits between two worlds: the Côte d'Argent, with its sandy beaches and the surf breaks of Hossegor, Capbreton and Mimizan, and an inland country of pine forest, open clearings and rolling hills. Guests come for the Atlantic in summer, but also for the lakes and coastal streams, the food of Chalosse, Tursan wines, Bas-Armagnac brandy, the summer fiestas of Dax and Mont-de-Marsan, and the spa town of Dax, whose patients keep rooms filled well beyond July and August.
Properties seen on the site range from farmhouses ready to convert into chambres d'hôtes to 19th-century family homes, old mills and character houses in Chalosse. This page is for buyers of a running guest house or a project to convert, and for owners preparing to sell. Set up an email alert (in French) to hear about new properties in Landes.

Country houses in Landes are already expensive by regional standards: a 2025 median of €236,758, with the top decile starting at €400,000. A guest house needs space, en-suite rooms and land, so it quickly moves into the prestige segment, where the department median reached €636,200 over 2021-2025. Location matters as much as the building: on the tourist coast the 2020-2025 median is €316,000, against €210,000 in the deep countryside. Tourist inland areas have risen faster than the coast, a sign that the hinterland near the ocean is catching up.
The southern coast, from Vieux-Boucau to Hossegor, Capbreton and Tarnos, draws surfers, families and Northern European visitors, but prices are high and the season short. Further north, around Mimizan and the large lakes of Biscarrosse, the coast is quieter, while the Landes de Gascogne regional nature park offers big plots and guests who come for canoeing on the Leyre and cycling. South of the Adour, the hills of Chalosse and Tursan suit a table d'hôtes built on duck and farm produce; to the east, Bas-Armagnac appeals to lovers of brandy cellars and bastide towns. The A63 links Bordeaux and Bayonne, the A65 runs past Mont-de-Marsan towards Pau, Dax has high-speed TGV trains, and Biarritz, Pau and Bordeaux airports are within reach.
The traditional Landes house, timber-framed with cob or brick infill under a broad tiled roof, needs a careful survey of its frame and roof. In the forest, fire risk means legal brush-clearing duties around buildings; ask the mairie (town hall). On the coast, shoreline retreat and the Loi Littoral (coastal planning law) limit extensions, and the Adour valley carries a flood risk. Rural homes often have a private septic system, inspected by the local SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie. See our article on B&B taxation (in French).
Coastal benchmarks are higher: €365,000 for a country house in residential coastal areas and €636,200 for a large period home in the department. Model renovation, purchase costs and working capital with our B&B profitability and tax simulator (in French).
The coast is busiest from May to September. Around Dax, spa patients stay for weeks, and bullfighting fiestas, autumn surf and food breaks in Chalosse fill the calendar. An evening table d'hôtes lengthens stays, but serving wine requires at least a restaurant licence and a specific operating permit. Read our piece on whether a table d'hôtes pays (in French).
Prepare the town hall declaration, recent accounts, booking history, reviews, mandatory surveys, the septic inspection and, in forest areas, proof of brush clearing. The notaire, the public official who handles property sales, will separate the building from furniture and business assets. Then list your property with us.
