Further south, the Cognac and Pineau vineyards and the spa town of Jonzac bring a quieter, more loyal clientele.

This is one of the region's dearest departments for a country house: a median of €214,000 in 2025, against €170,000 across Nouvelle-Aquitaine. The gap widens on the coast, where tourist seaside communes reach a median of €307,820 over 2020-2025, nearly double the deep rural market. A guest house with several rooms quickly joins the market for larger homes, with a department median of €652,000 and a top decile starting at €1,444,500 near the sea. Coastal prices have barely moved since 2021 while inland keeps rising, so Saintonge still offers room to manoeuvre.
The coast runs from the Aunis around La Rochelle to the islands, the Marennes basin and the Côte de Beauté around Royan. Demand is strong, but land is scarce and costly, and the loi Littoral (coastal planning law) limits extensions. Inland, Romanesque Saintonge, from Saintes to Pons and Saint-Jean-d'Angély, offers roomy houses at lower prices within reach of beaches and vineyards; the wooded south around Jonzac is calmer still. The A10 motorway serves Saintes, La Rochelle has direct TGV trains to Paris and La Rochelle-Île de Ré airport has European flights.
The soft limestone of Charente houses dislikes damp, so check renders, rising damp and roof timbers. Near the coast, read the official risk statement carefully: sea flooding in low-lying areas, coastal erosion on some beaches, and flooding in the marshes. Seaside communes are also tightening rules on holiday lets. In the countryside, the private septic system, inspected by the SPANC service, must match guest numbers. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall). For tax matters, see our article on B&B taxation (in French).
Mixed properties are common here. Make sure each activity is declared: rooms at the town hall, the gîte as a registered meublé de tourisme (furnished holiday let). Ask for recent accounts and booking history, and cost the upkeep of the pool and grounds. Our guest house buying guide (in French) sets out each step.
On the coast, an ordinary country house already sells for around €307,820 at the median. A guest house with several rooms, a garden and a pool is closer to the prestige market, with a department median of €652,000. Add purchase costs and works, then run the numbers in our B&B simulator (in French).
Ré and Oléron bring plenty of guests, but purchase prices, scarce large plots and coastal planning rules weigh on returns. Many owners prefer the nearby hinterland, which catches coastal holidaymakers at a lower cost and attracts spring and autumn visitors.
