A B&B for sale in Creuse appeals to buyers looking for space, moderate purchase prices and unspoilt countryside in the heart of the Limousin. Tourism here is green and cultural: Aubusson tapestry and its international centre, the Creuse valley painted by the Crozant school, Lake Vassivière and its contemporary art island, Boussac castle, the abbey church of Chambon-sur-Voueize, the Guéret hills and the Millevaches plateau. Walkers, anglers, cyclists, art lovers and families seeking calm often book stays of several nights.
Properties range from granite longhouses with barns to village houses, old manors and châteaux with several hectares. This page is for buyers, often from other regions or abroad, who want to invest in a guest house or take over a business, and for owners preparing a sale. Creuse is the region's most affordable market: the median country house sold for €91,800 in 2025, at €930/m², and nine sales in ten stayed under €164,820. That is what makes it possible to open guest rooms in a large building without a prestige budget. Prestige sales are too rare for a department figure; the regional benchmark of €629,400 applies only to estates and châteaux. Prices have recovered strongly since 2020 (+25.5%), especially in deep rural areas and around the lakes, a sign of growing interest from outside buyers.
In the north-west, the Creuse valley around Crozant and Fresselines offers gorges and an artistic heritage that draws cultural visitors. Around Guéret, wooded hills and a wolf park attract families and walkers. In the south, Aubusson, Felletin and the Millevaches plateau, within a regional nature park, combine tapestry, moorland and peat bogs. In the south-west, the shores of Lake Vassivière and Bourganeuf focus on summer water sports. The N145 crosses the north, the A20 passes La Souterraine, whose station is on the Paris-Limoges-Toulouse line, and Limoges airport has European flights. The further from these routes, the lower the price, but the shorter the season.
Granite dominates, the legacy of the famous Creuse stonemasons: longhouses, barns and manor houses with thick walls under slate or tile. They allow several guest rooms, provided you budget for roof, insulation, heating and often old wiring. On granite ground, ask about radon. Check flood exposure in the valleys and planning rules along lake shores. The private septic system, inspected by the SPANC service, must match guest numbers. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall). Evening meals matter where restaurants are scarce; serving wine requires at least a restaurant licence and a permit. See our article on how many rooms to plan (in French).
Prices here are the lowest in Nouvelle-Aquitaine, and a house with outbuildings to convert remains within reach. But a low price can hide a roof, heating or septic system to redo. Cost the works before making an offer and test your project with our B&B profitability simulator (in French).
Nature breaks (walking, fishing, cycling), cultural visitors to Aubusson and the Creuse valley, families around Vassivière and foreign second-home owners form the core. The season runs mainly from May to September; workshops and themed stays can extend it.
Ask for accounts, bookings and the town hall declaration, then sign a compromis de vente (preliminary contract) with suitable conditions. Completion takes place before a notaire, the public official who handles property sales. Our buying guide (in French) covers each step.
