Few departments place the outlet so close to the field. A market garden for sale in the Rhône works for a metropolis that consumes vegetables, plants and flowers every day, through markets, box schemes, producer shops, the wholesalers of the Corbas wholesale market and garden centres. The department holds vegetable farms in the Lyonnais hills, protected cropping on the eastern plain, ornamental horticulture businesses and nurseries. Retiring growers, specialist agencies and notaries set out the covered area, the irrigation and the customer base attached to the business. Every one of them joins our wider list of market gardens and nurseries for sale.

Here, no listing can be read without allowing for competition from urban development. This page assembles what you need in order to decide: land values, the areas where holdings do become available, how to value both structures and a customer base, and the checks specific to the trade. Our white paper « Créer une exploitation agricole » (in French) adds funding, legal forms and the farming qualification.

Land prices for market gardens and nurseries in Rhône (69) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,728/ha in Rhône (69), an average of €4,254/ha and 71 sales; 80% of transactions settle between €2,000 and €7,027/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,630/ha for 2025, moving -6.3% over a year and +0.4% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

In a department under this much demand, value shifts towards the intangible as much as the tangible. Cover and equipment count — multi-span houses, tunnels, heated glass, growing benches, drip lines, a licensed borehole, cold store, washing line — but the goodwill often weighs as heavily: a long-held market pitch, box subscribers, a listing with a wholesaler or a garden centre. Place the land element using our land price observatory, then measure what the takeover demands in our financial calculators.

What sets market gardens for sale in the Rhône apart

Structures, water and the selling operation

The stock of structures is dense and of mixed age: recent multi-span houses, tunnels of every generation, heated glass on the older horticultural sites. Examine the frame, the gutter height, the condition of the films and vents, the automation of the venting, the boiler and its fuel supply. Water, scarcer on the hillsides than people assume, deserves particular attention: the type of source, the summer flow, the abstraction licence and any buffer reservoir. Then check how far the drip lines reach and, on an ornamental site, the sub-irrigation, the shading and the container beds.

The selling operation weighs heavily in the price: a fitted-out van, stalls, a compliant room for direct supply, a cold store, capacity to make up orders. A smallholding that is equipped and already tied to regular customers does not compare with bare ground of the same size. Where the sale includes a dwelling house, common on the hillsides, breaking the price down becomes essential: in an area where residential property is expensive, the house may account for the larger share of the transaction.

The growing areas around Lyon

The Lyonnais hills, from Vaugneray and Brindas out to Saint-Laurent-de-Chamousset, form the historic base of local market gardening, on fragmented slopes geared to direct selling. The Garon valley, towards Brignais and Millery, extends that area. East of Lyon, the plain around Genas, Meyzieu and Jonage offers light, irrigable soils suited to both field and protected crops, within reach of the wholesalers. To the north, the Saône valley and the surroundings of Villefranche-sur-Saône carry horticulture and nurseries, while the Beaujolais vineyards leave little room for vegetables.

Competition for ground is the defining feature of this department: urban growth, infrastructure and vines all reduce the space available, and prices near the metropolis reflect it. Schemes protecting peri-urban farmland steady certain sectors without removing the tension. Looking west across the department, or towards the edges of the Beaujolais, widens the field of possibilities appreciably.

Planning, water and taking over the business

Start with the commune's planning document: in a department under this much pressure, how a plot is classified and what easements run with it shape its future as much as the soil does. Check the consents for the existing structures, since tunnels put up long ago are not always declared. Then verify the water: its source, the abstraction licence, the summer restrictions possible on the slopes, the condition of the network. Finally, gauge the neighbourhood constraints, which bear on working hours, crop treatments and machinery movements alongside housing estates.

The sale goes through the structures control, the authorisation regime governing the takeover of French farmland, and SAFER may pre-empt; a rural lease in force binds the buyer. The value put on the goodwill must be evidenced: contracts, sales history, market pitches, wholesale listings. Ask as well for soil analyses and, where relevant, how long organic certification has run, then assess the seasonal labour available and the scope for housing it, often limited in communes close to the conurbation.

These listings come from private sellers, rural property firms and notarial offices. Refine by cropped area, by budget or by type of production, create an alert that will flag every new holding matching your criteria, and carry your search on among the market gardens for sale in Auvergne-Rhône-Alpes.
