A market garden for sale in Ardèche covers two quite different realities: the irrigated terraces of the Rhône valley, where early vegetables come to market ahead of the season, and the small upland units run organically and sold direct. The properties published on this page are entrusted to us by growers who are handing over, by rural agencies and by local notaries, with the areas cropped, the extent of covered growing, the water rights held and the sales channels already running all set out. Read them against the market gardens and nurseries for sale throughout France.

We add what listings almost never carry: what land is worth in this department, which valleys still release holdings, how to judge terraces and their retaining walls, and the checks specific to a takeover in hill country. Our white paper « Créer une exploitation agricole » (in French) sets out the route to setting up in farming.

Land prices for market gardens and nurseries in Ardèche (07) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €8,069/ha in Ardèche (07), an average of €7,860/ha and 13 sales; 80% of transactions settle between €3,842 and €11,161/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

On the SAFER side, the value of vacant land and pasture is set at €5,140/ha for 2025, moving +4.5% over a year and +9.6% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Here value rests less on extent than on aspect, water and goodwill. Look at how early a plot warms up, how sound the retaining walls are, the slope and what machinery it allows, the covered area, the cold storage, the washing kit, the size of the store, and then at what keeps the business alive: market customers, a farm shop, weekly boxes, supply agreements with specialist retailers. Before deciding, consult our land price observatory and our financial calculators.

Buying a market garden in Ardèche: what is particular here

Terraces, tunnels and the direct-selling toolkit

The terrain sets the rules. Much of the cropped ground sits on terraces held by dry stone walls whose upkeep weighs heavily on the working year: inspect them before anything else, since a collapsed wall puts a whole plot at risk. Then look at where the tunnels stand, how they are anchored against valley winds, the state of the film and the venting, and at machinery suited to small plots, a two-wheel tractor, a narrow tool carrier, a film layer. Units in the Rhône valley more often have multi-span structures and a complete drip system, sometimes with automated fertigation. A plant nursery for sale is judged instead on its benching, its shading and its young plant production.

The downstream end matters in a department where direct selling dominates. Check that there is a compliant packing room, a cold store sized for harvest peaks, a sales point that is easy to reach and properly signed, and a refrigerated vehicle in working order. Where a holding comes with house and outbuildings, ask for a clear split between dwelling, farm buildings and land: the three answer to different markets, and simply adding them up tends to produce an asking price that is hard to finance.

Rhône valley, Eyrieux, foothills and plateau

The Rhône plain, from Bourg-Saint-Andéol to Le Teil and towards Viviers, holds the most intensive holdings, with deep soils, irrigation secured from the river and direct access to packers. The Eyrieux valley and the slopes bordering it combine fruit trees with vegetables on more fragmented holdings. The foothills around Privas and Aubenas carry a dense fabric of small mixed farms living off markets and box schemes. On the plateau and in the mountains, towards Saint-Agrève or Coucouron, altitude shortens the season and points towards summer crops on limited areas, sold locally through markets and box schemes.

Land is tightest where it is flat, irrigable and close to the river, and becomes affordable again as soon as the slope steepens. Many recent entrants have set up on small foothill holdings, where tourism supports farm-gate sales but also pushes up the price of buildings. Do check how upland plots are reached in winter, and the real distance to your delivery points, before settling on one.

Water, drought and formalities not to overlook

Water is the department's leading risk. Ask where irrigation comes from, an irrigation association, a river intake, a borehole or a reservoir, along with the matching permit and the record of restriction orders, which are frequent on Rhône tributaries in late summer. Have the capacity of the reservoir and the days of autonomy it actually gives spelled out. Where the holding is committed to organic farming, have the certifying body confirm how long each parcel has been in conversion, and check that certification-linked support continues after the change of operator.

Next, look at the access tracks and any rights of way, often agreed verbally and never registered, which turn into disputes after a sale. The takeover goes through the structures control, the authorisation needed to farm the land, and SAFER, the rural land agency, may step in as buyer in your place. Finally, on sloping parcels, make sure the works carried out over the years hold the planning consents they required.

Independent growers, rural estate agencies and notarial offices based in the department feed this section week after week. Adjust the criteria for area, price and district to suit your project, set up an alert so that you follow each new listing as it is published, and look as well at the market gardens for sale in Auvergne-Rhône-Alpes.
